    The house build is on track. It's on a hill so easy to see when I'm driving to work. The roof is on, the windows are in etc. And it's ahead of schedule. Other than not yet refunding me for an overpayment on some extras, the builders have called every week and given me an update of the build so I cannot complain about that aspect. It's definitely the solicitors that's the issue. I've called the builders and they said they would chase them on my behalf, but they were also having the same problems with contact! They can't see anything progressing until next year now.

    I suspect you've been "blocked" precisely because you've been calling "multiple times a week" - I know I certainly ignore such persistent pests in my working life. Yes, they work for you, but they also work for lots of other people, and frankly, they're probably devoting their time to less demanding and tiresome customers.

    OP said exchange was meant to be on 1st December, which didn't happen and they have received no update since. That's completely unacceptable.

    Obviously no help to the OP but... This, exactly this.

    When we got documents to approve we simply dropped them in at the office, no worries about whether they had arrived or not in the post. Minor or trivial questions could be answered by popping in. And things that you'd rather not have written down (like advising your solicitor that EA selling the house you're buying seem to be a bunch of numpties) can be mentioned "in passing" during another conversation.

    I know it would have been cheaper to go to a national conveyancing company but in the general scheme of things it is a small amount when looked at in relation to how much you are spending on the property. There are enough things to get stressed out about when buying and selling a house without having communication issues with people who are supposed to be on your team.

    Have to disagree on this one, I called a local high street solicitors twice asking for a quote with regard to employing them as our conveyancers after our offer was accepted...no reply from them at all. Naturally the fact they couldn't even be bothered to give a quote...we didn't use them.

    In the end used a national online conveyancer with decent reviews and cannot fault them at all. They've were brilliant in keeping us as FTB informed, and showing progress via an online portal and phone calls as / when necessary.

    Where exactly did this 1st Dec Exchange date come from? Bear in mind there is no such thing as a fixed Exchange date - only a 'hoped-for' date.

    From what you say 1st Dec was never going to happen.
    * you've not yet paid your deposit to the solicitor
    * the build does not sound complete. It may be 'on track' according to the builders (but is the builder's planned date the same as yours?) but having a roof and windows is by no means 'ready'!

    Well if the builders say they are having the same issues then I wouldn't worry for now. There's no pressure to exchange by the sounds of it so just try and forget about it till the new year.

    You're not in a chain with a related sale are you? If so then it's holding you up but if not then you can relax.
  • I'm guessing the concern is that OP is wasting money on rent for longer than anticipated - whilst waiting for the house sale to finish??

    But - it is the case that they aren't going to be able to "shove the solicitor up the hill" between now and the New Year and will have to just put a note in their diary for, say, 3 January of "Chase solicitor - again!".

  • The main reason that I wanted an update is the fact that the house, as good as it is, is leasehold and I was enquiring about the terms of the lease and if it was possible to buy the freehold at the same time as the purchase. They said not to worry and that they would look into it but I've heard nothing. I wanted to read the information before fully committing but I've now had to pay for built in appliances etc. which I was told by the builders that were not going to refund if I don't buy the house.

    The 1st Dec was 28 days after they were instructed and the date the reservation expired.

    My worry now is when it's time for completion I won't be able to contact them then either or if I want to clarify anything that they have found. I'm in a very depressing living environment at the moment and thought I would put up with it for a few months to get a dream property (minus the leasehold issue). I've certainly learned my lesson with this whole thing.
