Purple Bricks warning

  • I've had no luck selling through House Network, so I've just signed up with a local agent. £699 down the drain already, it was a gamble but hasn't paid off. Oh well, if the local agent do a good job like they say, I'll be happy.
    It's only time and money...hmm.

    Again it's about selling at the right price, the agent doesn't matter as they all appear in Right move. If the price is not reasonable to a buyer, they won't view or offer, simple, their not buying your house because of the agent.

    Whilst that is predominantly true, in my experience finding a buyer is frequently the easy bit.

    Managing the period between accepting an offer and the day of completion can often be the tricky bit. That is where a good EA can be extremely valuable, and a bad one can be useless and hinder the process.

    That's why it's wise to deal directly with the buyer or seller to ensure this doesn't happen.

    Personal preference tbh, I was lucky, the vendor gave me their number and it was crucial to both us completing on time.

    Sometimes that works well, other times it can be a complete disaster!

    My preference is for buyers and sellers to have relatively limited contact, as it is my experience that property transactions can often bring out the worst in some people.

    Some buyers and sellers are best kept completely apart, others get on very well, but you never know which way it is going until it's too late!
  • Just wasn't getting the viewings, I probably overpriced, etc. Multiple mistakes have been made (possibly), after all, I'm no salesman. So I've now deferred to local agents who have a quite significant incentive to get it SOLD. There are still no guarantees, so fingers still crossed.

    We have been happy with Purple Bricks thus far. We were able to view the ad before it went live, change anything we weren't happy with. The local PB agent has been available pretty much 24/7.

    We did the viewings ourselves, we could have paid PB extra to do them. We have indirect contact with our buyers via the PB site.

    PB also say they will 'hold our hand' through to completion but I will let you know how that goes!

    We were totally aware that we would have to pay the fee whether they found us a buyer or not, it is made clear that this is how the system works.

    I suspect that much lies on the shoulders of the local agent, some being good and others not.

    there are lots of people who do things for the first time. Those who are sensible make sure they research what they are getting into before they sign up for said "thing", and they accept the outcome of their decision.

    I fail to see why you as the parent have to become involved in castigating the agent, when it your daughter who made the mistake, castigate her!

    Why is her status as a divorcee relevant????
    Perhaps she needs a man to run her life??????????????

    I realise you don't mean literally 24/7, but do you have contact with the same individual 7 days a weeks?

    How much local knowledge does the PB agent have?
