Vendors lie, estate agents lie (and buyers too of course), they just want you to get some cash spent on surveys and searches so you're less likely to walk away. View a few other properties with the same EA then hope this gets back to the vendor and they sort themselves out. If they don't then I'm all for stringing them along till they do have a house they want to buy and then pulling out on them to let them know how it feels to be messed about. The house buying game (thanks to the laws of this country) is just that, a game, every man for himself, be ruthless, do what you need to do to get the house and don't worry about treading on a few toes. If everyone behaved fairly then I'd say do the same, but as you've found out, they don't.
If I sound bitter it's because I am ;-) Got duped out of over a grand by a vendor not actually ready to sell who wasn't upfront with us so I know exactly how you feel.0 -
Now, I'm not going to disagree with the consensus of "walk away" - although I might put my running shoes on first! Or use a bike!
However... there's a bit of mileage to go first, and a bit of "genuine sympathy" from the OP to the poor, poor agent wouldn't go amiss.

Well, it's often worked in my favour, a bit of fake botty-licking and sympathy. This Estate Agent (altogethernow andsingalong... who works for the vendor, not the OP, yep, get that out of the way) must be mighty peed off with his vendor. Buyer all lined up, work all done, time for the EA to buy an new pair of pointy shoes, or get a deposit on that classy ring at Argos. Plus, they now have to market said property again, line up another buyer, who'll be just as happy as the OP. Poor, poor agent! (Bleuch.... quick change of keyboard...)
But, if the OP goes in, in person, totally honest-like(!), and starts a bit of whinging about the vendor, how it must be sheer agony for the poor staff to deal with difficult pillocks like that, how well they've managed to get so far, if only there was something to get the idiots out, after all, they've introduced willing buyer, it's only them twots whats being so difficult, and how does the agent manage to sound so nice on the phone after the twaddle they've had to face, they are just so.... well, loverley.... (bleuchggurgh... another new keyboard required.... )
The agent may just start favouring the OP rather more, may put real pressure on the vendor to help the OP (and himself, of course) such as suggesting (who cares if realistically) that fees may be payable, the vendor may struggle to sell again later, price crash imminent, and the potential buyers are just so convenient a solution.
It has worked for me, on more than one occasion. Difficult sellers, who urinate off the agent enough that the agent lets slip they know there's a divorce in the offing, the kids have been expelled from the local school, or hint that the sellers will bend over for a good spanking. The agent isn't likely to knock the sale price down (well, the delightful Mark at L*****ts in Birchington will, for a £5000 backhander - and the memory of him has just cost me another keyboard - and carpet and waste bin.... Yep Mark, still have the tapes

Put it simply, butter up the agent like a crumpet, and burn no bridges. Remember, that agent wants his dosh!!!! Might pay dividends later down the line.

If the seller's not willing to rent for that 6 months then screw them. String them along, but book other houses and go for them if you see one you like. Pull out of the purchase after they've already booked removals, sold furniture, spent on the onward property.
I know it's malicious and childish... but it's what they deserve.0 -

Look for another house. If they didn't tell you to start with that they didn't want to move for 6 months they may not tell you when they change their mind and don't want to sell until 2019..... Or the great dane died and they buried it in the garden and can't dig it up to move to their new house until after completion.0
