Frustrated- Mainly here to vent!

We are first time buyers who have had our offer accepted on a house over 2 months ago, we then proceeded to confirm our mortgage agreement, get the survey/ searches done and just generally tried to be as organised as possible. After ALOT of chasing about the completion date we have discovered that our sellers do not want to move out for another 6 months, in which time our mortgage agreement will have expired and we will have to have the survey and the searches re-done. This is obviously an added expense that we would rather not pay, not to mention the frustration of having to wait another 6 months to move into our house.

We have asked them to either move the completion date forward so that we are still within the terms of our mortgage agreement (this is only a matter of 3 weeks) or to pay for the additional expense of getting the searches/survey re-done. They have refused on both accounts. Is this unreasonable?

IMO if the sellers didn't want to move for another 8 months then they shouldn't have had their house on the market or should have at least been up front about it before accepting our offer. We have started looking at houses and are seriously considering pulling out, are we over reacting?

    I would pull out tbh, nothing stopping the vendors to have second thoughts again.

    Their loss tbh, they clearly don't know what to do. Maybe the vendors are divorcing e.t.c

    Definitely go and look for other houses. Make sure you contact the agent you are with to book some viewings, so they know you are serious about finding something else. They should then have serious discussion with the vendor and explain that they will lose you.

    As above no, pulling out would be entirely reasonable.

    I pulled out of my first purchase as I got fed up of the vendor messing around (he did say he was keen to move ASAP, but dropped the offer he initial had accepted on an onward purchase when I was first offering. Then had another offer accepted, then pulled out of that without even telling his own EA about it!).

    For future potential purchases remember to ask why the vendor is moving, if they have any houses in mind already, do they have any particular dates they want to move by, cannot move before etc. Don't start spending on surveys and valuations etc until the chain is complete.

  • Yes, that is definitely the lesson to be learnt here, if we do end up making an offer on another house I am going to make sure the chain is in place before we make any moves. It's frustrating but in hindsight we were a little naive to kick the process off so quickly
  • I would definitely be looking at other properties. I think the timescale the vendors are looking at should have been made clear to you from the start.

    You can't have the chain in place unless the vendor has a buyer, you.

    No one will accept the vendor buying their house if they don't have a buyer in place.

  • Walk away. People who can't organise their own sale and don't get organised are a nightmare to deal with. Whatever their reason for not getting on with it, and it may be totally legitimate, you don't need that hassle on top of everything else.
