    You cannot throw any of her belonging out. You must give her the opportunity to collect them. That is the law.

    You can ask her to leave earlier and actually pay her to leave. Yes I know that sounds horrid but if you offer a small sum to cover moving costs that may speed up departure.

    Having a lodger can be a wonderful experience but having a dodgy lodger comes with the territory and you just have to chalk it up to experience and be more diligent in your reference search and write the Licence Agreement more specifically ie a trial period of 2 or three months. You can also include 2 weeks notice in future, but really 28 days is the norm and should be adequate.

    On the day of departure make sure you are there when she leave and do not touch her physically (she may say you assaulted her!). Even if she gives you the keys back I would change at least one of the locks to be certain that she hasn't copied them.

    If you have to take a funds from the deposit for cleaning or damages, please please get receipts don't pick a figure out of thin air. Copy the receipts and send to her with an invoice/statement. Do everything legally and correctly so there is absolutely no come back. Including any post that may come after, just mark 'return to sender'

    Thanks so much for this. We have shared before and had many short term lets, AirBnB and such. All have been positive experiences and in some cases built good friendships.

    We did go into this optimistically though and I admit a little naively and under prepared. We were keen to make her feel like it was her home too but did so at our expense.

    However, I think that her attitude wouldn't have been any different had we set more rules/expectations up front. It might have meant we smelled a rat earlier on though.

    I'll take a closer look at what you've sent I really appreciate it.

    For around 2 months, a term of 5. I think it was this that led me to not really worry a great deal about the details of the agreement nor seek references - how bad could someone be? :eek:

    There were hallmarks of potential drama. Her last place had been too noisy, she didn't get on with all of the people she shared with, the university were unreasonable but this was pitched in a subtle way that placed others firmly to blame and convincingly so. In hindsight and now being being accused of the same as those 'others', it seems like a familiar pattern.

    I have no idea where she will go, she's not in my city past the 5-6 month period anyway and has by all accounts plenty of money to find alternatives.
