    Have you tried ebay for something 'retro'? As a kid I had something very similar to what you are describing. It was portable on a sort of solid mat, had a farmhouse and 'fields' and you could put the animals and tractors and the bales of hay etc anywhere on the board. It came with some fences that you could stand up if you wanted but you didn't need to.

    Similar to this but mine had less buildings (from memory!). Don't know if this is out of budget for you?

    That is nice isn't it.
    I've bought him a pretty expensive car play mat - formular one style & Some other bits - I'll think about that one.
    It does fit the bill.

    There are often 'empty' dolls' houses,farms, police stations etc on out local Ebay listings, which rarely get bids because people want the complete play set.


    There is an MSE link, somewhere on here, called the 'local Ebay deals mapper', which lists items in your area.


    Local means no postage to pay and less people likely to bid, as postage is not an option.

    How about a little plastic shelf unit? If it had three or four shelves, he could move the toys around it, and they'd have somewhere to live when he wasn't playing with it.
