Not being told about other interested buyers? Normal?

We put in an offer on a property, 3 days later it was declined, along with the information that someone else is going round for a third viewing!

Is this normal? We expected to be told if someone else was interested in the property?

It is best not to believe anything you are told (or not told).

I completely appreciate that anselld, but it feels like the truth as we aren't going to hear back on our revised offer until said viewing has taken place :(

  • You won't do.

It's in the sellers interests to play you off against each other.

You say you have been told that someone else will be viewing, and yet you also say you haven't been told that someone else is interested ?

Seems likely someone had viewed twice but not made an acceptable offer, then yours came in which was too low and whilst they were debating to tell you, the original party said they wanted to make a third viewing, so the vendors decide to reject your too low offer and see what the other potential buyers had to offer

If you have now made a higher offer, why would the vendors accept or reject immediately, they would want to see what the other party will offer first.

The vendors are under no obligation to keep you informed of what's happening on a minute by minute basis

We would go higher than our last revised offer, but obviously only want to do so at a push as it's eating into our budget that we put aside to do the housed up (needs work).

Would you wait until you heard from the agent again RE revised offer / todays viewings, or just go in and say this is our absolute maximum offer and leave it there?

  • Either way they are going to wait until the viewing by the other interested party. I would leave it as it is.

They know you're interested and unlikely to walk away.

If you do walk away, i imagine they just tell the vendor that you weren't serious buyers anyway.

Sorry for ten million questions - but should we try and speed things along somehow? I expect if todays viewers are interested / putting an offer in, this is going to drag on for a while with us both going against each other until one of us backs out?

you speed it up by putting in your best offer, then walking away if it is not accepted. Instead of messing about upping it £50 at a time.

As you are not proceedable, you're really in no position to call the shots here. Just do as above...and pray.

It doesn't have to. Let's say you are told that your offer was lower than the others. Then you can at that point make your best and final offer (making it clear it's the most you can afford) and you'll either win or not.

Or it may be that the other purchasers have some attribute such as offering asking price, cash purchase, no chain that mean the vendors prefer them to you anyway. Is there something in your favour you can put forward if you get the chance to rebid ?

Note, if you made your best and final now, that gives the vendors a great leverage with the new viewers, they can say "we've been offered £X so if you can beat that, we'll go with you" and you don't get a chance to increase your offer.
