    Tell the tenants that they're welcome to buy and install their own cooker (paying for it themselves too) ... and they can take the cooker with them when they leave wherein you'll get your new cooker installed. :D

    Nearly right, but....

    Tell the tenants that they're welcome to buy and install their own cooker (paying for it themselves too) providing they show you the installation receipt issued by a GasSafe engineer ... and they can take the cooker with them when they leave [STRIKE]wherein you'll get your new cooker installed[/STRIKE]and provided they pay for your cooker to be installed (by GasSafe engineer).

    I know I generally advocate tea and cakes, but I'd be tempted to simpy ignore them now unless/until they have something sensible to say.

    Hmm, actually we have arranged for the "well known on-line retailer" to collect the new oven tomorrow, under their 14 day return policy, and deliver a better quality, more expensive, slightly bigger, two oven model tomorrow, with it being fitted on Monday.

    It is costing a bit more, but we reckon if the tenants stay for another 2-3 years (already been there 3+) and we avoid a void month, it'll have paid for itself. And of course makes the house a little more attractive to any new potential tenants.

    Looking at the comments here, I fear we've been too soft, but I reckon it's worth keeping a reasonably good tennant who pays the rent without fail?

    Any more shenanigans will result in a very brief response.

    Unless the new oven was cheap for the level of property and the rent then I don't think you should allow them to do this. If they can get away with it once you don't know what else they are going to try.

    I would suggest asking them first before replacing anything else, avoid paying for fitting twice. I also think you're a soft touch but I can see the logic.
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    I think I'd struggle to cook anything I do in the oven in a microwave. Partly because I mainly have metal ovenware, partly because soggy roast veg/pastry is horrible and I suspect yorkshires would explode or fail to cook. Sponge cake might be okay but not in the usual pan, heavier cakes might be funny. What do you cook in the oven that cooks well in the microwave? Genuinely curious - I actually don't own one, don't see the point. I'd just use my slow cooker (different meals) for a few days rather than make a fuss. I'd certainly sooner use that than a microwave.

    OP I think you're being very generous, I hope it doesn't bite you. I'd like you as my LL for sure!

    The description sounds like a combi microwave. These have convection heating elements as well as microwaves and do indeed cook anything an ordinary oven can. Mine does an excellent job with pastries, cakes and roasts

    Hopefully we're going to avoid paying for fitting twice due to the good nature of the company doing the fitting and the additional business going their way.

    I guess it is all down to perception. I don't consider a tenant acting the way they have other this matter a good tenant. I would have said what G_M suggested.
