Renting my storage in garden

Hi,
Long time ago, I had advertised th free space I have in my big garden shed which is 30m2. 2 years later someone has interested in and want to rent. However, I am not sure what I should check / validate and what I should be looking for

I'd be concerned (1) about insurance, should there be a fire or theft would you be liable, and (2) liability in general, suppose its discovered there are drugs in it,and you say to the police "honest guv I didnt know nuffink even though they were paying me £500 a week to store stuff there, no questions asked."
Then there's the contract, how much would they pay, what would they expect from you in return other than space, (suppose the roof leaked, are you liable for their goods being damaged?) And so on.0 -

You might be breaching the terms of your home insurance, by storing goods on a business basis.
I guess the risks might include if something flammable is stored, which causes a fire. It would be potentially catastrophic if the fire spread to your house or to a neighbour's property - as your insurers probably wouldn't pay out for the damage.0 -
He is offering £200 per month to store sunglass cases. I will keep the key of the garden entrance as it is semi-detached. He is going to text 1 day before, I will give him the keys to enter the garden max 2 hrs per day and max 2 days per week. there is no key for shed so I am able to check whats happening any time. Even he agreed we can keep a bit space there to store gras trimmer and 2 bikes. He provided a copy of his driving license, company registration document, and a utility bill.0

not strange. He has a business on Amazon and selling sunglasses. I can see his products and all other stuff, address is matching with his driving license copy, lots of sales transactions on amazon etc. So need a place to store cases.0

Big Yellow Storage and others have a similar price for long-term rental. These businesses come with more security and can provide insurance for the goods too.
Why would someone want to use your garden shed instead? It all sounds a little fishy to me.I am an Independent Financial Adviser. For £200 I could get my own, watertight, container on a site that's got 24 hour security. I could drive right up to the door to load/offload at any time of day or night by just turning up.
I could upsize and downsize the unit I rented on a whim, as suited my immediate requirements.
Ask yourself why somebody would want your shed.0 -
just checked big yellow storage. The one a few minutes away from my home charges £460 per month.0
