Thanks for all your replies sorry I haven't been on but have been rather busy with the move.
I can understand the people who thought I was charging too much but it would have been much worse if I defaulted on the mortgage and we had nowhere to go. If a previous buyer hadn't messed me about we would have moved before that might have been a problem.
So the way it worked out is that YS moved in with GF's family and ES is with me in the flat. this seems to be working thankfully, as 4 in a small 2 bed flat would have been a struggle.
Both sons do know how to use a cooker and microwave but not so keen on the other appliances so they would get by somehow. The throwaway socks and pants comes to mind.
So now I have moved I offered to reduce the rent for ES but he is quite happy to pay 65 - he is the one that lent me money to pay bills when I needed it over the last couple of years. It's amazing how different brothers can be!
When I first started work a long time ago my father took 25% of my wages for rent even though he didn't need it so I suppose I thought what I asked was reasonable.
At.the end of the day we all still love each other

It's your wish to charge the room rent. Also one suggestion that before charging an amount ask once whether he has any problem to give money or not.0
