Tenant say they will not pay rent ,if carpet not change

I would write to them advising the arrangement to change the bedroom carpet (as agreed).
I would state that they accepted the other carpets when the inventory was signed (there is an inventory in place isn't there?).
I would say that if they are not happy with this then you are willing to release them from their contract early (easier than taking them through process for non payment of rent).0 -

You could contact the tenants and arrange to meet them at the property to discuss their concerns. If nothing comes of the meeting you could suggest a mutual surrender of the tenancy which would allow the tenants to find somewhere else to live and you to find tenants who are less of a PITA. Do LL not have difficulty in getting the arrears back as you need to have a forwarding address for the CCJ and subsequently high court writs? Been watching too many Can't pay, take it away
Cant pay has created an illusion amongst people that the high court is a debt collection service.0 -
I do not believe this is about carpets.
As a first step, I should go and talk to them. Ask if you can meet them at the property to discuss their concerns. Find out what their problem really is.
But when you do, be firm - you agreed to change 1 carpet, so make clear you will do this, and ask for a date when your carpet fitter can come.
Look at the other carpets. If they really ARE bad, consider changing them, but otherwise explain firmly you did not agree to this.
Ask if they want to surrender the tenancy (leave). My guess is that they do. There is no point forcing unwilling tenants to stay if they making difficulties, so offer to agree for them to Surrender the Tenancy and leave, but with conditions (these are up to you) eg:
* rent must be up to date
* they must pay your marketing fees to find new tenants
* they must pay rent till new tenants are found/in place
* they must pay rent for 2 (3?4?) weeks from date of surrender
* they must pay a fixed amount of £X (hich you decide)
Any one or more of the above.
Then let them go and find new tenants - these ones will always be trouble.0 -

Or a communication issue and tenant understood ALL carpets rather than just carpet in one room and from their perspective, it was the basis of them agreeing to move in.0
