Sorry folks, im not intentionally not replying.
I took 2 days off work this week with all this and come back to a huge backlog.

Forget all that, the tenancy contract is the crucial issue here.
The problem is tenants don't necessarily see the lease and even when they do for the normal person it can be confusing. For residential cases it would be a good idea to get hold of the leases of people who won and put up some common clauses that someone new needs to check for in their lease and some common winnable arguments.
In the meantime people on residential estates who come here and win need to seriously start talking to their neighbours and get together to make sure the Freeholders and MA's put some safeguards in if these companies are engaged.0
