house for sale and no viewings, any advice?

    Thanks Elfbert I hadn't even noticed the dims weren't on there! i will be on to them again tomorrow
  • I hope it goes well. It does seem that the other houses in Whitefield that are in a similar price bracket are in posher areas.

    - Price seems high for what it is.
    - The downstairs layout of the kitchen half really puts me off, just looks like a utility and downstairs WC have been crammed in as an afterthought. Utility looks totally useless and the WC very narrow. I also don't like how the WC is accessed through the small utility.
    -Living room is a bit bland, nothing memorable in there, but tidy/no clutter.
    - The loft conversion isn't well thought out. Stairs straight into the bedroom without a door, puts me off. Also doesn't make sense to have a study up there only accessible through the bedroom, which has built in wardrobes in it. Should have made that an ensuite with walkin wardrobe, would have been more logical and more marketable.

    I think it's down to price and layout, as it looks tidy and well presented.

    That photographer needs sacked, they're obviously not using decent equipment in a proper way. This is our old house, look at the difference in quality of pics. This was a guy sent round by an online agent we used, house simple. http://www.rightmove.co.uk/property-for-sale/property-57984551.html

    It looks like bedroom one is in the loft, so I assume your floorplan will be something like the house next door, but yours is an end terrace so probably bigger than this?

    I considered buying in Whitefield but in my price range (lower than what your house is priced at) the houses all seemed to be in noisy locations near the M60.

    That link didn't work, but it's number 40 in the sold prices on Rightmove.

    how does it compare to No.4 and No.8 they are the closest sales on the street No.4 looks much bigger in the photos.

    The house was originally built as a 3 storey and always been a 3 bedroom as are all the others on the street. Maybe the photo doesn't do the loft bedroom justice but it is huge!
    OK, I was wrong. Crucially though that was the impression created and as a result I would have put you bottom of the list of potential viewings

    Normally I hate these posts where people say the photos are poor and you need to move furniture 2 inches to the left and replace a rug but in your case the reason my post was so dismissive was I was misled by the pictures

    the outside shot of the property (which is normally regarded as essential to have as the first pic) showed me a "classic" narrow width terraced house with only one window upstairs so i was expecting cramped rooms. The pic of the lounge then leaves one assuming that you step in from the street directly into the room as without a floorplan it looks this the left hand corner of the room was not in shot so as to hide that fact. Obviously now there is a floorplan that is indeed the case and nothing you can do about it

    the new photos of the ground floor are great. Garden is better with the table there although still a bit too concretey for my taste so I'di factor in costs of work on that (but expect you as vendor to say jog off)

    sadly there is nothing you can do about your daughter's bedroom to emphasise it is a double without destroying her life. Sadly no 4 & 8 in the sold list were able to show double beds in that room (but then I have never understood why a double bed in a kids bedroom is a plus point !)

    it is a reflection of my personal priorities but the fact you are end of terrace would be an immediate plus for me as I'd assume there would be off road parking. I know the list said you had garages but pic 1 reveals you have no side space hence my presumption that said garages would be run down things that were too bad to picture, now I can see them (and the fact they are not directly intruding into the garden) is a huge + point and must surely justify a price differential between you and the mid terraces unless of course the land down the side of the garages allows the mid terraces to do the same at the end of their gardens?

    Number 8, now that is the way to do a loft extension, sorry, Tinkerbelle12. I agree about the downstairs loo being narrow... from the pic no-one over a size 6 would be able to use it! The fact that yours is an end terrace and has garages are the only things to recommend it, imho. The layout of your house just does not work for me nor, I suspect, for a great many people nevertheless, I wish you luck. Those pics are an improvement on the first lot. Someone will want your house but you may have to adjust the price a bit if you want to shift it this year. Good luck, again.

    I would remove pictures 4 and 5, as they show odd cramped spaces, which aren't really selling features.

    The first photo - showing the fence and parking on the pavement, makes me wonder what the area is like, maybe crop to just show the house and not too much of the side area, preferably without cars parked all over it.
  • My only thought is that I hope a fat person never tries to use your downstairs toilet (pic 5).
