house for sale and no viewings, any advice?

  • It looks like bedroom one is in the loft, so I assume your floorplan will be something like the house next door, but yours is an end terrace so probably bigger than this?

    I considered buying in Whitefield but in my price range (lower than what your house is priced at) the houses all seemed to be in noisy locations near the M60.

    That link didn't work, but it's number 40 in the sold prices on Rightmove.

    Yes same floorplan, only difference is being the end house is a side window on landing and loft bedroom.

    There may be the odd buyer who puts extra value on two garages and a small office but as the living space is starter home size, the more average buyer will probably see it as too expensive.

    The competition does seem to offer more generous living space for less money.

    I think when your spaces are a bit out of'normal' proportions (here its 3 good bedrooms but with small 2 bed living space and bathroom) it can restrict the number of buyers.

    I'm guessing the door in the office is into storage and not the one you enter by?

    If you're happy to reduce the price could you ask for the listing to come down altogether and start again? You need a better set of photos (downstairs loo, somewhere to put the fridge, make the living room look less cramped, the garages possibly ) and the floor plan all ready to go. Relaunch rather than reduce? Not sure if possible but the agent doesn't seem to have made the first effort a best one.

    As a home owner, it is obvious that you do not want to indulge yourself with selling troubles right? Well, Once a property has been on the market for a certain amount of time it can be even more difficult to sell, But not impossible.

    I have a secret that will help you to sell your house fast, is to know about your house buyers requirements, what they really want in a house.

    I'm sure this post will disappear soon as you are an American and spamming a UK forum, but your "secret" is fantastic so thanks for that input. And of course your secret is very useful - after all, every buyer wants the same thing in a house. Somewhere to live. Or to rent out. With a big garden. Or no garden. 3 bedrooms. Or 1. Shower room no bath. Quiet road in a busy city centre. OK much to do now....ta-ra

    If not, it is worth the effort to see what a difference decent photos can make. The first ones, taken by the EA are, frankly, bad. The latest ones, taken by the vendor, make it difficult to believe it is the same property. She, too, was very brave and asked for honest feedback, which she received in spades. Some, all or less of the advice may be of use to you, too. HTH.

    A generation from now, will EAs be an endangered species, do you think? Wouldn't that be terrible?

    New photos and agents do make a difference. I didn't really think agents could make that much of a difference, but I found out how much when I changed agents during my first sale.


    The first one took grotty photos, and secured one low offer in an area that was supposed to be red-hot for sales. When I changed agents, the next photos were far more enticing, and I got 5 offers and sold way over the asking.


    Also, is there some way to capitalise more on the garages if they're seen as adding value? Would they be a large enough site to build something else on? Otherwise they're really just storage and can't add more than a few grand to the value, so the price is offputting.

  • Pictures of garages? I don't tend to read the description unless I'm very interested. Have a picture to promote the fact it has two garages. Ditto no photo of guest WC.

    And DIMENSIONS of the Garage. Make the !!!!ers work harder. Floor-plan on Day one. Make sure it's to scale and not crap.

    I don't understand why they've only put dims on the floorplan for the pantry area and the loo?? It's just pure laziness, surely?
