    You are right, it wasn't picked with a separate plot/development in mind. Rather just a big extension at the back.

    This sort of thing doesn't add much in the way of capital value. It also requires planning permission for an annex or possibly even separate dwelling. There's a reason that not lany houses like that exist.

    The income would be from rent, so there needs to be a strategy to keep the property.

    Are you prepared to live in it and rent out the back? I suspect most people wouldn't be.

    We don't even know what this property is worth at present to say what adds value - land values are key here. From a common sense and planning perspective, the best outcome for a semi-detached dwelling in a relatively open but populated environment is to remain as such.

    Extensions and loft conversions, basically.

    But as you said, best would be to just do a double storied extension at the back/side. Is there any theoretical limit of how far the extension can go at the rear?

  • Plenty of room for a nice garden officer/studio building at the end of the garden. A decent-specced building would add some value, not as much as an extension though. Depending on its use and size it could be done under permitted development although full planning would give you greater scope for its use (you would be able to make it self-contained and habitable with a small kitchen/toilet etc.). Would probably cost around £20k or so.

    Unless you're in a restricted area (National park etc) they will have to allow it, as you would win on appeal. I would have a chat with the owner of the house with the blue car in the drive as the two areas combined I think you might be able to get three houses in at least, and both of you move away to nicer houses. But apply for outline planning permission they can only say no.
