    Expensive light fittings should be included or not?

    Not if you say you're taking them and replace the fitting with something functional..

    We took two of ours, but they were probably about £500 worth and hard to re-source.

    We didn't know what we'd be buying. As it turned out, one is totally inappropriate for this property and the other was irreparably damaged in storage, so I guess we might get £50 on the Bay.

    I don't know whether it's allowed to swop one "fixture" for another and would assume that the law doesnt allow it personally.

    The vendor may be planning on "playing" on the fact that "kitchen units" are in the first list of the conveyancing website and the "oven" is in the second list - whereas it's obvious that the oven goes if it's freestanding but stays if it's fitted (as I would imagine most people would class it as "kitchen units" at that point).

    Same here. Last three moves we've taken majority of our light fittings. One or two we swapped out prior to marketing the house, whilst the remainder we made it clear from the outset we were taking. Ours were all either antique/vintage and very difficult to replace ;)

    Ditto expensive, chunky wooden/metal curtain poles - I seem to collect these, lol! - which we replaced with nice but considerably less expensive ones, sourced on fleabay iirc. At our last house our buyer specifically mentioned a couple of these on her first viewing. We explained we would be taking them, but would replace with good quality alternatives. She was perfectly happy with this - well she must have been as she made us an asking price offer directly, before leaving!

    Her offer was dependent on us leaving a few items, notably the range cooker (which she offered us a few hundred £££ for anyway :o) and a large bespoke light fitting in the double-height kitchen. The latter would have been of no use to us unless we bought a house with similar ceiling height.

    We did once fall foul of the F&F form when - on a different sale - our EA got confused over our Aga (Agas again!) and the Aga Rangemaster oven and we ended up having to let our buyers have the latter (unlike our more recent vendor, our Aga itself was of course included!). The EA admitted their mistake and gave us £250 (a fraction of the original £2000 cost but we picked up an identical barely used one on preloved for a couple of hundred).....
