Nice new oven, hob & gas fire for me
If you were under the impression they were included, and that's their valuation of those goods, I think that figure is about right
What did the property particulars say? Did they mention them all? If so, you have a very good argument to say you were under the impression they were included, and that that is usually the case with fitted items - or who's to say they won't take the toilet, kitchen cupboards and doors!
Keep us informed...

I asked my friend Tom, he said "It's not unusual"
I'll get my coat.0 -
Cheeky gits. If you don't plan on paying for them (and i wouldn't), it's as well to ensure you know what the make/model and dimensions are so you can make sure you can get suitable replacement that'll fit in the holes.
If you want to play hardball, you can ask your solicitor to add a retention to cover anything else they might take they should have left.0 -
Haha well the toilets were included according to the form, but who knows, I may get there and find I'm expected to pop a squat in the back garden.
Basically, I haven't let myself get attached to the property, so worst case scenario, we don't buy the house. I would walk away out of principal as well.
Worst case scenario hardly ever happens though. Will update you guys either way though

It would concern me that if they are being so petty about this, what else they will be petty about as the sale goes on. Personally, it would put me off as when I buy a property I want to know that it has been looked after and corners haven't been cut with repairs and renovations.0

I'd also want some sort of guarantee that these items are removed safely, the gas supply is certified to be safe following removal of the fire, and no damage is caused to the kitchen units during removal of the oven and hob.
I'd be thinking of walking away at this stage.0 -
You have checked that the seller has got these items haven't you? Sometimesd people tick the "Not Leaving" box because the items don't exist in the first place!RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

Haha indeed, they were all in place when we viewed the house the past 3 times
They ticked Fitted & Excluded as well as putting a price next to them. 0 -
Can you make exchange or completion subject to a final walk-through of the property?0
