Is it normal in the fittings and contents form to not include things like fitted oven/hob & gas fires? I'm legitimately wondering. I mean if the oven/hob were free standing, I don't think I'd be as shocked.

Not usual. Probably a vendor who thinks they have found a way to milk an extra few hundred quid from the deal. They will probably take all the lightbulbs too.0

It may or may not have crossed the vendors mind. Personally I'd tend to take it for granted that "It's fitted - so of course I'm obviously leaving it".
So - in your position, I'd give benefit of the doubt they might have thought along those lines. However, I'd make a specific request for those things to be left - then you know they will be unless they've decided to be b*tchy to you for some reason.
I've had both experiences. On my first house I had realised what the vendor was like and therefore specifically listed everything attached to the house as mine and they agreed to it - but I found they had stolen some of those things when I moved in (ie deliberately being b*tchy - as they were worthless to them).
On current house I didn't bother to list any attached "bits" - as I realised vendor was a w*tname but didnt think he'd be that sort of w*tname (though the bits were rubbishy anyway). The gas fire etc were still in situ when I moved in.0 -

No, not normal at all. Built-in ovens and fires are always expected to be included in the sale and you would be quite within your rights to reduce your offer accordingly if the seller wants to play silly bug-gers.
It may be worth asking the Estate Agent to clarify with the seller in the first instance as it may simply be a mistake on the form; at the same time the EA can hint that you are considering lowering your offer if not a mistake.Every generation blames the one before...

I was thinking if they wanted to play that game, we'd just be like "well our offer was made under the assumption that those things would be left, so we need to renegotiate"
We did call the EA yesterday and she seemed surprised. She said she'd get in touch with the vendor today and clarify. They've listed the price for those 3 things as about £1500 in total. Not sure where they got almost £1000 for a gas fire from though.0 -

That's what I'd do, unless the house was an incredible bargain.
And if they wanted to charge silly prices for items that would be £50 on the Bay, I'd use their prices to calculate my discount + a fee for re-fitting new.0 -

When they leave their old rubbish despite saying they were taking it with them be sure to charge them a disposal fee

I'm happy to call their bluff and for them to take the goods, as long as they knock that £1500 off the price of the house
