  • happens all the time buying property to renovate, we sell off anything half decent, weigh in metals and bin the rest. Yes it peees me off, best excuses are "couldn't find the keys to the shed" or "didn't think there was anything in the loft". Personally I wouldn't bother going legal, I must admit I like the idea of dropping it off at their new home!
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    Yes, you could probobly (I haven't read your contract) claim damages.

    Damages = the costs you incur ie skip, or contractor to remove/dispose.

    Yes you could use Moneyclaim Online via the small claims channel. No solicitor needed.

    There are some upfront costs (court fees) which you reclaim if you win.

    You need an address on which to serve the court papers - you know where they've moved to?

    There's stress, time and hassle factor. Is it worth it?

    Your choice.
  • Congratulations on your new home! You've given the vendors three weeks, now it's time to grit your teeth & clear the stuff away to the tip. You could pay some else but it's your money - the vendors won't pay.
    It's a bit crummy, but Them's The Breaks - having your own place is worth more than the hassle of chasing the vendors.

  • Gloves, masks old clothes, spade, skip, strong plastic bags. That's all that's needed. You could add to the stress by incurring legal costs without guarantee of getting anything but that's up to you. Personally I'd just concentrate on getting rid of the stuff.

    Our house, the vendor left rubbish/ carp in all the kitchen cupboards, the under stairs cupboard, garage, shed. Two skips worth.

    The also turned off the gas and took two gas fires, leaving the pipes uncapped. Que an emergency plumber.

    Took light fittings leaving bare wires, not made safe.

    Was awarded about half the costs of sorting this all out. Incredibly annoying but just draw a line and move on

    When we were moving into our second house, a relative in the building trade, stuck a bulb through a suspicious tear in the wallpaper and it lit up!

    Not remotely legal to leave a place i that state.:cool:
