House we lost out on is now back on market! Help!

            The estate agent is annoyed that it fell through and is most likely trying to get the two parties to work something out. They don't want you sticking your oar in.
However, there is nothing stopping you putting an offer on the table for the vendor to consider. You could do it in writing and send a copy to the vendor. Or just go straight to the vendor as others suggest.
Be wary though - the vendor could be a nightmare. I would try to determine what went wrong before you spend a lot of money on surveys etc.0 - 
            I'm not sure why people are thinking the EA would be doing things to stop you buying the house.
EAs make their money by selling houses.
I'd say it's much more likely that the vendor is refusing viewings. Maybe the vendor can't decide whether they still want to sell, or maybe they're in dispute with the EA, or maybe they are just pretending to re-market the house to scare the current buyers.
I would just tell the EA that you are still interested, and to give you a call when things are clearer.

I know that some EA's will certainly still openly encourage other people and try and make out that the house isnt really "sold" - even after a sale has definitely been agreed (as the EA of my current house pulled that stunt - and probably still regretting having tried it on me:rotfl:).

            I reckon the Estate Agent believes that the issues between vendor and buyer will be sorted out or that the vendors will decide not to sell at all so is trying to save everyone from wasting time.0

            I suspect it's gone back on the market as an attempt to chivvy the existing sale along.
"Look, stop mucking around, and let's exchange - else I'm pulling out".
"Right, that's it. I'm off. If you sort yourself out, then I'm still interested, but..."
The EA has put the ads up, but is trying to get the sale to complete by kicking whichever party is dallying - the vendor, this time. If it hasn't worked, then you may well get a call saying "Are you still interested?" - or, since it's the vendor mucking around, you may find it disappearing from this agent and appearing with another.
Whatever happens, if you end up buying this, then this first agent are due their fee from the vendor, so you may find any replacement agent a little reluctant to deal with you.0 - 
            I'm no great supporter of estate agents but it is much more likely to be the vendor who is causing the problems here. The EA just wants properties sold.
People have all sorts of reasons for messing about when it comes to selling houses ranging from simple indecision to more sinister reasons such as pretending to seek buyers following relationship breakdown when one really wants to retain the property.0 -

            When this happened to me, sale of house I wanted but lost out on came back on market, I was proactively called by the EA so it seems strange if its genuinely back on, they havent done that.
It does sound in this case as if its back on to chivvy the current buyer, and the EA is trying not to waste your time (otherwise why would they turn down a sale / not contact you?)
I would force the issue by making your AP offer again, the EA is obligated to pass it on.Copy that to the vendor in writing.0 - 
            Thanks for all the advice. We had a call from estate agents this morning and she seemed a lot nicer. She just explained that the vendors were abit shell shocked after there buyers pulled out (on Sunday) and they have a really busy week so are having to try and figure out when they can let people view!
Yeah we though why didn't they contact us as last time it was between us and the couple that has now pulled out! But then again we've encountered all kinds of stuff as we've been looking for a year!0 - 
            There is no pride in love business and moving house. We had a terrible house move earlier this year and god I can not remember the amount of times I had to bite my tongue or take the repercussions of other peoples laziness, or stupidity. All the time wanting to scream what the hell and really not again.
Two things and so sorry but if this is the house for you what have you got to lose.
Put a letter through the door. Very nice, we love your house and would love to arrange to see it with an aim to putting an offer in. I had to do it twice and my OH knocked on the door. The vendors where absolutely livid but hey by then we had nothing to lose.
As it happens we got the house after 4 months delay, nightmare !!! But we love it. Kids love it, dog , cats feels like we have been there for ever so it can happen if you make it happen!
2nd call the estate agents. Talk to them, they are pains in the bum, and some have a massive attitude problem but they get paid when the house is sold. So be honest tell them what you think in a nice way, ask them for help again in a nice way. No pain shouting yet, save that you may need it later ha ha
There could be a million and one reasons why the house is back on the market. Our old house went back on the market when the 1st buyers mortgage was refused. The second couple saw it the same day and bought it. So there was nothing nasty or wrong with the house just circumstances. That said again there could be a million reasons but if you don't ask you will never know.
I found that the EA who where dealing with the house we bought where much more efficient when I got them on side.
