    What have you got to lose? I would think worst case analysis would be your uncle having a "hissy fit" at you. Well - "sticks and stones can break my bones but words can never hurt me" is a good motto sometimes if someone else is acting wrongfully in some way towards you and you fear verbal aggression from them for sorting it out.

    As far as I have been advised fees change this...we wont have the full estate agents fees to pay if they go with my offer...we will have to cover costs so far but not FULL fees where as with the other offer they will...we cant be sure until a final offer is made on the other buyers behalf theyre offer could end up less than mine...thats is y i said around about the same...
    In terms of the offers I have offered exactly the same amount..

    Not sure how helpful it is it say the house should really be the OP's given that the will said to retain or sell - seems to me that's reinforcing their belief they're being hard done by when that isn't necessarily the case. I understand why they want to keep it, but there are other sides to the story as well.

    A house is worth what someone is willing and able to pay for it regardless of estate agent valuations.

    A house is only worth what someone's prepared to pay for it - there are no absolutes in property valuation.

    Looks like it will have to be a written approach to the would-be buyers then to ensure they know the full situation.

    BTW - have you taken steps to protect yourself against the brother that tried physical violence on you? eg an injunction against him never to come within x feet of you again?

    It might be useful for you to contact your local Womens Aid refuge - as I dont think Womens Aid is just for battered wives and they might have some useful comments for you about protecting yourself from him.

    EDIT; I can certainly understand why you want to keep the house - as there wouldnt be the hassle/expense of moving and all the expense/hassle of any work needing doing on another place. Also - had you thought of getting a lodger - dual purpose of extra income coming in and a (this time friendly) other person sharing the house with you?

    EDIT; BTW - I hope you've deducted the cost of your brothers' two-third share of the mortgage payments you've been making on your own off the amount you are offering for the house (or thought of some other way to get their contributions toward those mortgage payments back off them)?

    If you're determined to buy the house yourself, that could be the leverage you need. Tell your brothers that if they let you buy, they'll get to keep the full 1/3 of the sale price minus remaining mortgage etc each. If not, you intend to collect from them them 2/3 of the amount you paid for the mortgage.

    That was certainly my thoughts - as part of the "leverage" I would be using in OP's position.
