    .... But make sure you exchange contracts with him ASAP. Delayed completion, deal done. Delayed exchange, who knows what he'll come up with in between.
  • Guy had his builder check out the house, and we all agreed it was only the slipped tiles that needed to be resolved urgently. We've verbally agreed a £1000 reduction on the originally agreed price because a) the work is going to be a couple of hundred quid and b) we wanted the guy to make a decision.

    He said he'd have to wait for a quote from his builder, and we've heard nothing.

    Supposed to exchange tomorrow, but solicitors decided to reply to our email at 6pm this evening (despite speaking to us on the phone at lunch) to say that we're going to need a whole new memorandum of sale and new contracts - which obviously isn't going to be sorted by tomorrow.

    I know we can't just give this guy £1k back if we went at the agreed price, as that's fraud, but I've no idea how long contracts are going to take.

    We offered on another property on the understanding that we'd be chain free last week and it still never happened.

    Any further advice?! Toddler is in the throws of terrible twos and seems to be feeding off our stress at the minute, so I think I'm about to lose the plot completely.
