Ah right - as I had a mid-level (Homebuyers Survey?) done on current house and there was a comment from my surveyor to effect of being "worth what you've agreed to pay for it". I thought that was an odd way to phrase it - rather than giving an exact figure.....but still...0 -
Just had an email from our buyers solicitors saying we should foot half the 7.5k bill for works that he's devised.
This works consist of
A brand new roof £5000 (not needed, repairs would be £350)
Wall repairs £200 - slight crack in the render outside.
Chimney breast removal £2000 (no way to tell if it's supported or not, so i'm not going to fight that)
Something to do with beams?! I think this is the surveyor talking about a sealed doorway that needs bricking up as it's near a ceiling beam - the doorway has been like this since 1993 and there is no sign of cracking or warping, so i'm not sure why this would be brought up here?! Would cost a tonne to have both sides replasted etc. £500
I'm not happy, we've offered a £1000 reduction in light of the fact that he wants to take off £3750, but it's costing us nearly £800 in moving earlier and putting things into storage, paying rent on a property while we find another cause he needs to be in (although we are lucky enough to be staying with family, but still!) and the fact that house prices have increased since the offer was made in JUNE.

I'd point blank refuse. The price is as agreed and if he's not happy to agree to that then the house would be put back onto the open market.0

I agree with Lee, tell him to sod off and tell PB that you want the house put back on the market.
I know you want to move and are fed up with the situation, but really you guys the ones in control here. The buyer is the one who has already exchanged and completed on the house he was selling, if you guys haven't exchanged contracts then you can pull out at any time. I think he doesn't realise this and believes that you are in just as difficult position as he is, when you're not.0 -
I would put the house back on the market. All houses require some kind of work, he isn't buying a house with 0 issues. If he wants that he needs to look at new builds (still have issues)

Well we havent offered anything yet. I've got our agent from PB coming out to do a new valuation, another roofer coming over to do a report on whether the roof needs replacing (it really really doesn't).
We don't have to move - so I'm not sure what he thinks is going to happen here.
At most, I will accept the £1000 reduction to just hurry this the **** on!0 -
Just a heads-up to say I think the agent will be most interested in getting the current buyer to proceed - if he gives the impression it's a good idea to go back on the market then the commission he has hoped to get is in jeopardy (assuming PB still get a benefit from achieving the sale)
This buyer is taking the pee with his reports and estimates.
Just say no. Offer £1000 if you prefer, on the condition he exchanges by x-date - perhaps 7 days - bear in mind that until he actually exchanges he could start this thing up again. It sounds like he is that sort.
It is in HIS interests to proceed, it is inconvenient to you if he does!
If you don't need to sell right now then just offload this seller, get some fresh valuations from other agents, and then take a breather while you decide whether to remarket now, or give yourself a break for a while and start afresh in a few months time. March is when things normally start to fly so perhaps wait till then if convenient. You're bound to get a better price then I'd say. And hopefully a better buyer.0 -

We're waiting for to hear from an agent in the area we need to move to. If our offer there is accepted, we may well over the £1000 reduction in order to get the sale done asap. This other property is chain free so would be ideal, and we might even stipulate that the £1000 reduction means he has to wait until we complete on the new house0
