Having "elderly folk" obviously checking out would-be buyers will probably not have an affect on them.
One of my neighbours was blindingly obviously checking me out when I was viewing. I got her summed up in about 10 seconds flat and thought "Blimmin' cheek" - and was proved to be correct subsequently:( (ie she can meddle for England - or Wales in this case give her half a chance). But some of us, at least, are stubborn enough to think "If it's nothing to do with them = then it's nothing to do with them" and do exactly as we personally decide anyway.0 -

Nosey neighbours are generally very good for security (and taking in parcels - from Amazon; get LoveHoney to deliver to work)A kind word lasts a minute, a skelped erse is sair for a day.0 -
It wasn't possible to do that where I used to live.We bought our house after walking past and seeing the for sale sign. At the time I had no intention of moving!
Encouraged by the City Council, the agents had an agreement not to use sale boards. It was almost universally adhered-to.0 -

He comes to me about his next door neighbour who recently had a board up - I had to say it had come on, then had an offer in a week, then went up with another agent. Taken a long time for the board to show a sold this week, despite looking very much like they had an offer a long time ago.

I think what OP means is the same as I would be meaning here - ie trying to put off anyone that doesnt look "their sort".
By which my own neighbour obviously meant - same agegroup as themselves (nope), "local" (nope), prepared to be told what to do by themselves (nope), respectable (well at least I ticked that box:rotfl:).
It's understandable that no-one (apart from others like them) wants to find out that they've acquired a neighbour that is going to be noisy/dirty/dishonest/take drugs/neglect the place/put in leylandii trees/etc/etc.
But some do take it to extremes and are also hoping for things that don't come under the "reasonable" headings - eg that same age-group, "local", etc stuff.
Personally - I thought it was daft of my own said elderly neighbour to be so concerned with wanting someone the same age group as herself. Reason being that a younger person would, more likely, be keeping a protective weather eye out on them - and I would have done so personally if she had been more reasonable......0 -
I think you'll just have to deal with the nosiness for a bit. By all means don't have a sign if that'll stave them off for a bit, but to be honest, what's more trouble? Answering some nosy questions (or keeping on saying 'Sorry, got to dash, got meeting/phone call/catching a train/making dinner') or trying to smuggle in viewers under cover of darkness in order to avoid the neighbours?!0
