    I doubt I would get another 10% for the house and particularly not from this buyer - we have the same mortgage advisor who tipped me off that the reason for not getting a survey was that the deposit had used all her savings and she has no more to spend.

    Woah! That would set alarm bells ringing for numerous reasons!

    If there is stamp duty to pay, their solicitor probably won't exchange unless they have paid this over. The also act on behalf of the bank, and they aren't to keen on buyers going into debt with HMRC.

    Personally I'd see that the other way round.

    If she "has no more money to spend" then that means she cant start again with buying another house instead of OP's - as she would lose money she cant afford to lose. Thus - she has every incentive to continue with buying OP's house.

    I'm feeling quite sorry for the woman actually one way or another by now.

    10% admin fee? Are you kidding?
    It's comments like this that fuel the belief that house sellers are greedy people who are simply after as much money they can get.
    .

    the whole point is to not be blackmailed into paying for a pointless electrical report so you offer them a choice - they would drop the request then rather than pay more for the house

    it was never about the admin charge - sheesh

    Quite! He may be your advisor too but that is confidential information he has given to you and it is completely unprofessional, however much he may be wanting to 'assist' you.

    How much of your private information is also now doing the rounds?

    You won't be using him again in a hurry, will you? ;)

    At the very least I would want this 'request' in writing detailing explicitly what steps are to be taken and when from buyer/daddy's solicitor.

    Daddy/Buyer defence if ever required? OP knew the electrics were dodgy, m'lud - they told me as much. Why else would they pay for the report m'lud - we had already exchanged in good faith?....

    OP: To proceed with sale m'lud, EA/Sol etc said it was a small price to pay to complete the sale....

    This electrical report issue, will run well beyond/ long after exchange.

    I think dad wants the check as some sort of insurance policy in their back pocket- He wouldn't force Buyer to pull out... and if she wasn't part of this good cop/bad cop crap she wouldn't simply hand over her mobile phone when talking to EA/Seller as mentioned in one of the OPs post.

    Naturally, I do sincerely hope it goes well and ends well for OP. It would be great for my hunch to be wrong on this!
