    All you have to do, to get your deposit back, is leave the property in the same condition as it was in at the start of your tenancy minus fair wear & tear. No more, no less. Whether you choose to pay a cleaner or apply some elbow grease to achieve that is entirely up to you.

    We paid for an oven cleaner from home bargains for about a fiver - saved us £60 professional clean and it was really good!

    I don't know, but they've made a printed survey before we moved in and then did the same when we moved out. The landlord was from a rich family owning a famous shop chain, they had a lot of commercial and residential properties, maybe they did insist on the survey as their standard procedure.

    I've also just realized, that once surveyors are involved, they need to find something more often than not otherwise they are waste of money to the landlord.

    And the easiest thing to do is to ask for the cleaning receipt and if we can't hand it over, they can say it was not cleaned professionally and cash in.

    Actually that's what this surveyor did, opening front door, asked if we had professionals involved, said no, she instantly said we will be charged for cleaning then...

    Not a surveyor then, just someone who put together the inventories. Was the check-in inventory accurate? If not did you not go around the property amending the inventory before signing it and returning the inventory to the landlord? If you did not receive a check-in inventory you should have taken photos and made your own. The onus is on the landlord to prove any deductions are reasonable.

    As for the comment about being charged because you hadn't hired "professional" cleaners you could have asked which professional body(s) the cleaners should have been chartered with. Alternatively you could have said nothing and let the deposit scheme deal with it.

    Just wondering if anyone would have a rough idea how much end of tenancy cleaning would cost on a two bedroom flat (2 bathroom), all laminate flooring, would need oven, fridge cleaning. Also bit of mould in shower?

    Anyone had this done recently for a flat? im in Gtr Manchester

    Do it yourself. "Professional" cleaners are normal people like the rest of us, they just happen to be employed by a cleaning company.
