End of Tenancy Cleaning

    Hi,

    Just wondering if anyone would have a rough idea how much end of tenancy cleaning would cost on a two bedroom flat (2 bathroom), all laminate flooring, would need oven, fridge cleaning. Also bit of mould in shower?

    Anyone had this done recently for a flat? im in Gtr Manchester

    We had professional end of tenancy cleaning done by the estate agent's company for 170 a few years ago on a 3 bed flat in SE.

    Hey, it was in very clean condition which makes me think a professional cleaner had been in. I don't mind paying for a cleaner but the people I've rang all want to come round and see the flat first (fair enough I suppose). Would be good to get a very general cost

    Your best bet is to ask the estate agent which one is their preferred cleaning company.

    Otherwise you could end up like us, the flat itself was a dump when we moved in, but we still spent 2 days cleaning it up when moving out, even rented a professional carpet cleaner machine, even corners behind the fridge were clean etc...

    Then as soon as the EA opened the front door she instantly said that the flat hasn't been cleaned and it needs to be cleaned professionally and they charge us 170 - without even stepping into the flat...

    We've later found out the landlord then redecorated the flat and used our money to clean up after the mess.

    So my advice is to go with the estate agent's preferred company and ask for the receipt.

    Why did you let them charge you £170? you could have disputed it.

    Just get it back to the standard that it was when you moved in.

    Nothing more.

    The landlord/agency/your mum can demand all they want. If they do just raise a dispute with the relevant DPS.

    OR (the more sensible advice) is to dispute it with the DPS/Mydeposits/etc

    Why did you let them charge you £170? you could have disputed it.

    Well they originally "forgot" to charge us for this cleaning and returned our deposit and said goodbye, but then after the redecorations finished in the flat ~about a month later they came after us for the cleaning charge saying "its been forgotten"...

    At this point we actually tried to say no and we told them we wouldnt pay for the landlord to clean up after HIS redecoration but all they said is they go to court etc... Well, we did not want to go to court for 85 pounds each, so in the end we paid that in.

    By the way the flat was really a dump, we had random guys trying to enter the flat midnight looking for the "girls"(hookers - previous tenants).

    HG spray does miracles, really. If you do get a pro clean be sure to get a certificate or something similar from the cleaners as proof it was cleaned to a high standard, just to have defense if the LL tries to claim for additional cleaning.

    If it was me, I'd just get the oven done and do the rest myself, can see if/what the LL tries to claim afterwards and take it from there.

    Why are you scared of court? What do you think would happen?

    My daughter has moved into a flat in Glasgow. The inventory mentioned a "professional clean" had been done ... she marked up the inventory with "No evidence of any cleaning having been done, professional or otherwise". :D

    And she took lots of photos of the property before cleaning it herself. :)

    Well, LL & EA are full time professionals, the surveyor had printed surveys when moving in and out and we had nothing against them.

    How do you think we had any chance to win? They wanted this extra free cash and they knew they can get it, that was all.
