    Newbie here too Ogriv. We are first time sellers and second time buyers. I am hopeful that our house will sell quickly as houses on this street are in high demand. We are having pics taken tomorrow so hopefully on the market this week
    We have viewed a lot of properties over the last month or so but hadn't seen anything quite right until this weekend. Viewed a property on Saturday we really like (I saw it by myself week before) and ant to make an offer on. I have asked the EA to ask the vendor a few questions and said we are interested in making an offer but now what.....
    Its top of our budget, we could just about afford the asking price. There were loads of viewings on Saturday (Although I know EA do that deliberately) Its in the perfect area. in goodish condition and we think it's not badly priced but are stuck on how much to offer and when..... I hate this process :(

    Can I join you all? Our house is just about to go on the market so we're now looking seriously for something to buy after me spending more than a year pouring over Rightmove and seeing 'perfect' houses come and go! Trouble is, now it's time to start viewing I cant see anything I love, I seem to find a fault with everything in one way or another. We're relocating, so it's a pretty big move and we both want it to be the home we stay in at least until our son has grown up and flown the nest. This will be the third time we've bought a house but I still feel nervous about the whole thing.
    Do we start viewing straight away? I'm scared I see something I really want but can't make an offer until we have a firm offer on ours. Our last house sold in a week but I don't think we'll be that lucky again.

    Another came back onto the market today - £15k less than before. Rang to ask why it fell through - JAPANESE BLOODY KNOTWEED. Was close to exchanging too. Those poor sellers!

    It has been found in other nearby streets too - to the east and the west of the block of streets we like. Talk about spanner in the works...

    Will have to be very careful when we're ready to buy that we check out the garden/surrounding gardens/open spaces, etc! Still waiting on a buyer though. Glad I'm finding this all out now rather than later!

    Really! Wow that's not great at all. I had never even thought about Japanese Knotweed, don't even think I would know what to look for.

    Having owned an allotment with Japanese Knotweed, I wouldn't touch an area where it is known to reside. I remember spending many hours each week trying to keep on top of it. At one point I thought I'd removed it (dug down over a metre to remove the roots) - oh how naïve I was! I had two weeks away on holiday and when I returned it had grown back with a vengeance and actually knocked out 2 panels in the greenhouse!

    If I ruled out the area, that would be Leigh-on-Sea out! It's all over apparently. Will just have to be mega-careful and perhaps even get an expert opinion on as much surrounding land as they can see, and check with environmental wotsit as to other cases in the near vicinity.

    Well, so much for the 'perfect' [STRIKE]moneypit[/STRIKE] house we saw a couple of weeks ago.......

    Despite being in an area where very little is selling - and it being a complete uninhabitable wreck that the vendor told us probably needed underpinning - yesterday he decided to put the price up by £100k :eek:

    At the right price - around £30k below the asking price when we viewed - we could have overlooked the glaring cracks and the fact literally nothing has been done since he purchased in the 1990s, as we are looking for a fixer upper with original features aplenty, but his current AP is frankly ridiculous! It now sits at only £50k below the price his online EA says it will be worth when renovated, and even as competent and experienced DIYers it needs at least £100k spending just to get it habitable :o

    Fortunately we're not yet in a position to make an offer, so it's academic really.......

    Have now accepted on ours so feel like we can fully look seriously now. Missed out on one as it wanted chain free buyers. Having a look at a few at the weekend but nothing standing out yet. Wish we knew something good was going to come up!

    Viewed what would be my perfect house this weekend; the tenants were there and it was VERY off putting. The property was very neglected and just left me with a horrible feeling. Now considering other areas as not finding anything in the area i want. HAVE to find somewhere in the next month - am going out of mind where I am. Why is it, when you have the savings and are ready there are just no suitable properties. This time last year there were more properties coming up.
    Hope others are having better luck
