    It's because there is such a housing shortage. I don't like where I currently live, and we are overcrowded with 5 adults in the house because my grown up children can't afford to leave home. But on my way to work I pass people sleeping on the street in sleeping bags and I feel lucky that I at least have a roof over my head. I am looking for a house so if I manage to eventually find somewhere it will ease the overcrowding, and I veer between feeling depressed that I can't afford the houses I really like and feeling lucky that I can afford to buy anything at all.

    I said we'd offered a shed load more, not that we're overpaying by a shed load more. We know that 2 others also offered more than the asking price.


    My reason for saying that we are "lucky", is not down to the price we are paying for the property, more that we are fortunate in life to be able to afford the particular property we wanted. (Although who was it said, the harder I work, the luckier I get?).

    ok...new house on market today. Viewing it on weekend. I should be 1st person viewing it as saw sale sign going up and arranged viewing. From my previous experience with agency they always sell the house before i see it...so not hopeful really. Fingers crossed, it has all the boxes ticked really.

    p.s if there are tenants in, could this delay things?? it's not a BTL.

    Yes it could. If seriously interested find out about the tenant situation if they have been served a section 21 already and do they intend to move. This does not mean they have to move at the end of it! If they don't your looking at the delay of a court eviction.

    Nothing is ever simple..of all the houses i like, it has to be one with tenants in!
    It seems like the vendor only wants FTBs to purchase it as EA was repeatedly asking me and reconfirming that i am a FTB. Makes me think vendor wants it to happen quickly - i'd be surprised vendors with tenants would go to trouble of putting property on market without asking tenants to leave?! or is that too simple! guess they want their rental income up until the last point of sale/ exchange.

    Am i correct in thinking houses which have been let, would be up to date with electrics/ wiring / boiler checks etc due to health and safety regulations for the tenants?

    You would be suprised! I have heard of landlords telling tenants it will be an investor buying so they can stay etc. Get onto the estate agent to find out exactly what the situation is x best of luck!

    By law, yes.

    Do all landlord comply with the law? No!

    I would try and speak to the tennants or landlords directly. From experience, the EA will just tell you what you want to hear.

    Tenant cancelled the viewing this weekend as not convenient, so now going next weekend.
    It's a very smart area, but when I looked at crime stats, every month there is approx 8 police incidents ranging from sexual offence/ weapons..this has gone on since 2013. It is madness as there are only about 6 houses either side of the street? I am thinking it might be domestic violence or something?
    Also, the two houses either side of the house are lease hold, and i think being rented. eeeeeek. There is also a lane behind the house which i didn't really want but all the type of house i want (victorian) all come with a lane behind!

    No other houses i want to view have come up on RM this week. However, remember the house that sold over night despite me being the first to view the following day - estate agent let slip that a person was at their agents at 8am in the morning waiting to buy it. Think I may have to start doing that lol

    Which areas are you looking at?

    You would surprised at the prices due to lack of properties on the market. Bear in mind some people have been waiting since last year hoping for a drop in prices and now having to pay the additional amount rather than keep renting.

    Can I join this thread please?

    I have nothing to sell. Currently renting in London. Looking to move to Kent. Am looking in two towns, one which is currently being talked up; and another which isn't.
    Been looking for six weeks for a one-bed flat. I have a small budget and a 10% deposit which I keep adding to each month.
    Had offer accepted on place which lender's valuer then rejected as made of wrong materials.
    Offered on a miniscule place, but seller is holding out for more... not sure they'll get it.
    Offered on a third place, then googled the freeholder and found a newspaper story about him connecting his leaseholders to an illegal water supply, so withdrew my offer.
    There is not much around in my price range. Stuff is moving very slowly. A lot of the 'new' properties are actually ones where sales have fallen through, so I feel suspicious of them.
    There seems to be a lot of crap around... I don't think I'm particularly fussy. But I do need to get on the ladder this year, so maybe I should lower my standards.
