    The long and short of it is, you can only claim a refund if the property you are buying is replacing your primary residence that you own. But if you're renting, the property you eventually sell is not considered your primary residence at the time you bought a new property so you aren't eligible for the refund.

    Would you realistically be able to make the property you own be your primary residence now and leave your rental home prior to buying somewhere new? At one point we were seriously considering doing this...

    Still not much coming up - hoping for miracles in September! Viewing a house on Saturday that we really like but the compromise is it isn't in the village we prefer and it needs some work doing to it. Think I have a romanticised view of doing a house up - neither me or my partner are very practical at all. It could be a nightmare!!

    Has anyone here ever had sellers regret? We accepted an offer £2k under asking price the day after the house went on the market - first viewing. Our buyers said they would be happy to wait for a few weeks for us to find somewhere, they are cash buyers and the EA advised us a very good offer.

    Now we're searching like crazy for a house to move to, I'm starting to think we sold too quickly and too cheaply! It's a really nice house and not being in a rush to sell, we should probably have waited at least for full asking. Is this just panic/stress talking? Anyone else regretted an offer they have accepted?

  • Well we put in two offers today - both declined. The house is up for 189999 and we offered 183. On initial discussions with the EA they said that there was some room for negotiating. After we offered 183 the buyers came back and said they want FULL asking price. Going to wait until after the weekend now and go in with 185 as final offer. If they donn't accept, then we will walk away.

    Also had meeting with broker who advised that we can only go for a 19 year mortgage which means we are not happy to increase any further from 185.

    Nervous as I think it will be declined. If it is....the search for a house continues.

    The markets are changing slowly. We accepted WAY below initial asking price but then again it had been on the market for a long time. It may be a blessing in disguise...especially if the media keep on about the post brexit crash. :mad:

    Found 2 properties that may fit the bill. One has 7 acres and we only want about 2/3. The other pushes my commute out a bit. Not sure if we should go view them... we might just do that

    Well a property has come up in our favoured location. It's absolutely top of the budget (£5k over actually - would need to dig deep) but is only 2 bed rather than 3. So few properties come up in this village anywhere near our price range we are going to see it. Will be good to compare to a large house that fits the bill in all other ways bar location that we're also viewing on Sat.

    The house in favoured location is on for £60k more than they bought it for two years ago. Lots of work has been done to modernise but that seems a lot to me! Sometimes checking past sale prices is a bit depressing. Saw our perfect house that sold Dec last year for an unbelievable price! It's hard to forget what we could have had!

  • We've just sold this week, after being on the market for a month.

    We've been viewing properties on and off for the last month, and put offers on 2 new builds (at separate times) on the same small development, but the developer wanted us to have sold before he accepted either offer.
    Now we have sold I'm in two minds about it.

    Seeing 5 properties tomorrow and I know one of them will be perfect for us, however they all have compromises for us.
    Although the meeting with the mortgage advisor as well will determine what we can go for.

    Option 1 - 4 Bed Semi-Detached New Build, Stone (Stroud District, Gloucestershire) (£279995)
    We've already viewed this one (as well as a 3 bed on the same development) bit wary about the oil heating, only because I've never had dealings with it before, also it's right on an A road between Bristol & Gloucester, it's quiet inside, but with windows open not so much, however we can get this on help to buy so it makes it the cheapest option for us for the next 5 years.

    Option 2 - 3 bed Link Detached, Thornbury, South Glos £279950
    this is the town we want to live in, however this house would be perfect with a lot of modernisation, but they have a sale agreed on it, however they still want people to continue viewing it.
    I think we've missed the boat on this one. We've viewed it once, and the EA advised that a good deal could be done on this, however we weren't in a position to do anything about it then.

    Option 3 - 4 bed Semi detached, Leyhill, South Glos (£279950)
    I would love this house, but it's a little bit of the beaten track for my liking, although it's only a 20 minute drive to work for, but then it'll be even longer for the wife who works in the centre of Bristol.

    Option 4 - 3 bed Semi Detached, Olveston, South Glos (£255000)
    This is in a lovely village, but the lack of off-street parking and/or garage is a bit frustrating for me.

    Option 5 - 3 bed Semi Detached, Falfield, South Glos (£250000)
    I've got no concerns over this except for the storage heaters all over the place. But that is the same as the Leyhill property, and it will be the same anywhere north of Thornbury because they do not have mains gas there.

    I was going to post links, but I haven't posted enough to be allowed to do that, so I've put the best descriptions in if anyone fancies a look on RM.
    It's going to be a busy day for us tomorrow.

    Good thread idea, I'm a FTB so currently renting in London. Looking to buy in Herts/Beds this year. It's been quiet but I've seen a lot more come on the market this month within our price range.

    It certainly is stressful - impossible to tick all the boxes.

    What is your budget? Ours is £250k so we are looking only at Beds as Herts is too expensive. There doesn't seem to be much on the market at the moment at all but we've only been seriously looking for 2 or 3 weeks.
