  • Good thread idea, I'm a FTB so currently renting in London. Looking to buy in Herts/Beds this year. It's been quiet but I've seen a lot more come on the market this month within our price range.

    It certainly is stressful - impossible to tick all the boxes.

    We're only looking in about 4 roads, down from 5, we discovered on our last visit that one we had previously identified as a possible has the back entrance to a school in it and gets clogged up twice a day. We too have the busy roads issue to consider as we have a cat.

    lol glad I'm not the only one - thought I was gonna get slated HAHA. In truth, some of those 9 aren't our preferred ones too, and the other end is still a less busy main road, so we really only have around half of each street to buy in. There are also schools in one or two. We have 2 cats. It's gonna be hard! There are 2 up I currently like, but both around £40k-50k over budget.


    There are others we'd love, but they're further south of the roads we want and way over budget.

    The one we really like has a north facing garden, no room for a conservatory and is semi detached. None of these feature on our wanted list!

    We have also been looking since about March time and have had multiple viewings. We've put offers in on three houses (over asking price) but were rejected. ��

    We were hoping to have found somewhere and be in by Christmas. Don't think that's going to happen now!

    When we were buying the house we live in we spent several months looking and then gave up as we couldn't find anything we liked. Sometime after this I found a house by looking in the local paper. We bought it and are still here 20 plus years later. The area round it has changed a lot in some places and not at all in others.

    You can't get everything you want in a house and then you can't influence changes to the local area.

    A north facing back garden was an absolute no-no for me, yet it seemed as though around 80% of properties on the market all had north facing gardens... are south facing back gardens really so desirable that nobody ever wants to sell once they own a house with one?

    Mine is north facing! tbh, I can't sit in direct sun for very long as I just frazzle. I usually look for the shade. I love it when it's hot enough to sit out in the garden, but you don't get the sun blazing down. North facing in summer suits me perfectly and I definitely wouldn't be put off next time!


    We get the sun very early, and most of the late afternoon which suits me. At the mo, it's still sunny out there after 6pm. There isn't much next to our garden to the west, so there's nothing to block the sun when it sets. Our neighbours further along our street get much less sun than us as they have fences, gardens, houses, trees, etc in the way.

    Our current garden faces south and we love it, there's always somewhere to sit in the sun on the rare occasion the sun is out in this country. We've been here 20+ years.


    The place we're looking at has a large front garden which faces South so we could look at putting a little patio in at the front somewhere and plant some screening plants to make it more private. The back garden is walled (which I've always wanted) but isn't very big. Unfortunately the sun wasn't out when we viewed so we couldn't see how far it gets into the garden, and the forecast for this weekend isn't looking helpful either. There are quite a lot of tall trees in neighbouring gardens which don't help.


    TBH we don't sit out a lot, but we're both working, I'm guessing when we retire we'd have more inclination to spend time in the garden.

    Phew, it's good to know that we're not the only people not able to find our new home. It's an awful feeling but looks like we're in good company! Have any of you on here accepted an offer on your current home? I'm worried that despite saying they will give us time, our buyers might start pressuring us as we move into September. I don't know what is the best approach to take
