    I'd also double check my legal advice too. It's your money and your property. You sign it off, the buck stops there.

    Because you're selling a possession worth hundreds of thousands of pounds...

    I'm not sure if you've bought/sold a property before, but I always check everything that the agent, the solicitor, the surveyors and the mortgage people send me. Remember you only have one property to deal with - they probably have hundreds, so mistakes can be made. If you're unsure about anything - post on here. It is a very good repository for information and someone will be able to help with even the most obscure query.

    Common sense really.

    So at no time within the 9 weeks that you were not getting viewers it never occurred to you that something was amiss and nothing prompted you to look at the advertisement for your house?

    Yet your friend noticed it was incorrect. I suspect, as the other poster that you had perhaps had a look and not noticed the mistake yourself. Im sure 99% of sellers would have a look as soon as the photos went online.

    Go and sue them then, you obviously want compo for being hard done by, why should you this and why should you that, with your attitude you should, you want to be right all the time so check.

    I suppose when your solicitor sends you the contract to sign, you just sign it without reading too??

    And when your mortgage broker prepares your motgage application, you don't bother reading that either?

    By all means challenge them, that's your prerogative. But you may want to pick your battles as there is just a very, very slight chance that other professionals you are paying won't do their job all that well either. Sorting it by the quickest and simplest means might be the best thing both for your sale and your sanity.

    Sorry, I don’t understand why this is such a big deal.

    As the owner, you need to sign off / approve all details. It’s part of compliance. The agent’s job is to prepare the details and make sure they do not breach the property misdescriptions act.

    How obvious is it that the property is detached? If it’s not clear from the photos then I doubt this would be making a difference to enquiries.

    I don’t think you have any chance getting anything from the agent, and I think your actions will be likely to hinder rather than help you.

    It sounds to me like the bigger issue here is probably price.
