Estate agent breach of contract on sale

Sorry, I don’t understand why this is such a big deal.
As the owner, you need to sign off / approve all details. It’s part of compliance. The agent’s job is to prepare the details and make sure they do not breach the property misdescriptions act.
How obvious is it that the property is detached? If it’s not clear from the photos then I doubt this would be making a difference to enquiries.
I don’t think you have any chance getting anything from the agent, and I think your actions will be likely to hinder rather than help you.
It sounds to me like the bigger issue here is probably price.
Bare in mind that if you antagonise the agents, they will be less inclined and less motivated to work with you to sell your house, especially if you have paid the fee upfront.
Never burn your bridges until you have crossed them at least."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

No offence, but throwing around "breach of contract" and "due diligence" is just throwing around big words, with little effect.
An honest mistake - don't let it consume or ruin your life.0 -
To put closure on this thread, following a frank and open discussion with the Agents in person this morning, they have agreed to termination of the sole agent contract immediately with no notice period and removed my liability for their commission for any purchaser in the future. with the exception of the one and only prospective purchaser that has viewed the property to date.
This would confirm that Estate Agents are professional and have acted so in this case.0 -

Good result then.
But all it proves is they didn't need the aggro, not an indication of professionalism.0 -
As a buyer I have completely ignored all housing categories in my searches, opting for number of bedrooms and price range only, despite the fact that I will not consider anything other than detached.
The amount of times the category is wrong is just laughable, never mind the intentionally vague "cottage" and "barn conversion" categories where you are sometimes trying to figure out from the strategic outdoor shots and the floorplans whether the property is actually detached or not...
Annoying? Yes. The sole cause of only one viewing? Most definitely not.0 -

Absolutely agree - I never choose categories - mainly cos I don't trust the EA to have put them in the right one lol. Your thread proves this point!

Mine did the same but I noticed it as soon as it was put on rightmove. I phoned them, they rectified it and we continued....
To be honest, I had been with a rotten EA before them. Since this little mistake, they have really worked for their money. People make mistakes...trust me, if someone was interested in your property they would have found it. I always search with bedroom numbers, location and price.
I doubt they have lost you a sale.0 -

Not to sound rude, but perhaps they were happy to "let you go" if you kicked off about a small error in the listing. It gets far more stressful after the house is on the search engines....0 -
