I know the area fairly well having friends in Leominster and having done a little house hunting last year before my wife decided to stay put in miseryside
Why does it say 4 bedroom detached when it's a 4 bed semi AND a 2 bed semi. or should that be a 6 bed detached ?
If I'm looking for a 4 bed detached character property in that area, my budget would be £350K max (or £290 for a semi), but If i were looking for a 6 bed with granny annex, my budget would be higher.
This means that either I'm not looking at it because it's out of my price range
Or I'm not looking at it because it is in my price range but only has 4 beds.
My budget for a 2 bed cottage would be £220K so £525K with the garden is about right, (290 + 220 = 510)
Now personally If I was looking for a house above about £350K I'd need to know that the outbuildings were big enough to convert to at least a double garage.
There is a floor plan, but and I quote : There are some very useful outbuildings which could be used for a variety of different purposes. A timber clad outbuilding is presently used for utility purposes. It has a sink and plumbing for a washing machine. There are numerous electricity points and built-in cupboards with shelving. This area could readily be used as a studio or home office. There is an adjoining timber workshop with electric light and power points and this could also be used for garaging if required. There is an adjoining wood store.
Is it a garage or NOT ? If not, say that the door would need to be bigger.
Is the door big enough for a car ? I'm not certain from the floor plan. I'm travelling 140 miles to view this and other properties, so would like to know more.
Now with regards to the holiday let. Mortgages on these are "interesting"
Remember I'm actually looking to spend no more than £300K on a 4 bed house, but I'm sold on the idea of spending £200 K more for an easy to manage rental. (I might also do a couple of shepherds huts down by the stream). Does the estate agent know enough about how to fund that 1/3 of the property ?
Pictures should be labelled. Street view should WORK and it doesn't. That is amateurish in my humble oppinion.

Is there any access from one house to the other from the inside which could make it a 6 bedroom house? If not, then the only potential buyers interested would be those that want two houses so it's not surprising there isn't much interest.
Is it possible to sort out access and and split the garden and sell the two houses separately?0 -
I am from that neck of the woods but in the Shropshire direction. I think it needs to be explained better and put as potential for holiday let as well as explaining currently let successfully. The listing kind of implies that you would have to continue the holiday letting business.
Whilst I wouldn't not mention the stream I would not make it so prominent. Is it actually on the land as borders doesn't tell me if it is. I also would rather than calling it a small stream call it a brook.
It also needs to be put down as a 6 bed house or 4+2 as those searching for a 4 bed will think it is too expensive and those searching for a 6 bed will miss it.
Don't like pictures 7 (shed dominates), 11 (sheds spoil it) and 13 (assume front of house but not as nice as back so would leave out) and arrange them logically,0 -
I agree that the listing needs to be clear that it is a 4 bed house with a 2 bed annex, otherwise it looks massively overpriced for a 4 bed (and when you look at the first picture, you find yourself asking 'which bit is the house being sold'.
The particulars are dreadful - unclear, no room sizes, not clear how the rooms fit together. (And bizarre to mention that the downstairs loo comes with a wash basin, as is that were a surprising feature!)
The photos need to be in a more logical order and, preferably, labelled so they can be identified as being in the house or annex, and matched with the floor plan.
I agree that it will have a limited market and she might to better to look for an agent who specialises in selling businesses - I would imagine it might work quite well as a B&B with the additional option of self-catered accommodation, for instnance.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
