Rightmove listing - feedback please

Hi all,
My gran has her house listed on rightmove and isn't getting much interest. I know the market up there is much slower than here in Bristol but I also think the listing could be improved!

Now I obviously know the property well and I think the listing is a bit odd but I don't know if people who don't know it would think the same too. She's already got them to add some bits in I thought were needed but I still don't think it's 'good enough'.
Probably best not to explain what I mean and just see what others think but happy to answer any questions (if I can) or give further detail.
(She's aware I've done this - she wants to know what could be done as she's already completed on her new house and would like to be able to move! Although I might filter the feedback for an elderly lady who's not used to an internet forum
)

It is an attractive house and well presented.
I would soft pedal the stuff about the stream. Flooding concerns.
I would get the sloppy agents to put the photos in a logical order.

Nice house.
Desctiption reads a little flowery, for want of a better description, but then all of the boring but important stuff like room sizes etc are on the floorplan anyhow. Not enough to put me off anyhow.
It's a complicated house, nearly but not quite two properties, so is going to appeal to a limited market.
Personally would be concerned about the proximity of the stream, and I prefer places with a front garden - but that's just personal taste and quibbling.
But it is a nice house with no real obvious drawbacks. Which really only leaves price to put people off even looking ... £500k looks good value to South East eyes, but I don't know about Welsh Borders ones.0 -
Looks an interesting house. Of course, the decoration and furnishing is not going to be to everyone's taste. I know there's a floor plan with room dimensions but I think these should be in the description as well.
I suspect some people will be put off by the 'small stream'. A lot of us know what they can become after prolonged rain.0 -
The photos are in a bit of a strange order, from the living rooms, to the bedrooms, outside, back to the living areas. It makes it hard to make sense of the space and layout.
And why no photo of the bathroom? It makes me assume it's going to be an avocado 70's monstrosity.0 -
Lovely house and garden. The pictures are fine but it's not clear whether they are main house or holiday accommodation. Could the agent not label them.
Also bit of a niche market as not everyone with that kind of money is looking for a holiday letting be business.0 -

Actually re the stream - I think this is your biggest problem. First thing I would do if I were looking is go to the environment agency site.

It is not a detached 4 bed home, it is either a semi-detached 4 bed home and 2 bed semi detached holiday let or a 6 bed detached home.
The garage is only suitable for city car or supermini.
It's a niche property, there won't be many potential buyersIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

My comment was that the photo's are in a weird order. Not only are they in no particular order, there's photo's of the main house, then the holiday cottage bedroom and back to the main house.
I wonder if it's better to not mention the stream to get the viewings and then when they ask about it they could be told that the house has never flooded? Not in the 45 years they've been there anyway (I don't know about before then!).
I think it was always going to be tricky to sell with a limited audience, but I do think the agents could make a bit more effort with the listing.0 -
Before I looked past the first post I took a look at the photos and the stream just screamed "flooding". As you've said above, get rid of it in the photo's and description.Pants0

Are there not estate agents out there who specialise in houses with attached income. You might have more interest.0
