Are there not estate agents out there who specialise in houses with attached income. You might have more interest.
Yes if it is a business and properly registered as such then it needs a specialised business agent.
If it isn't then there shouldn't be any mention of it being run as a business.
As every one else has said the stream is going to be a problem with many potential buyers. Has it ever flooded in the past?If you go down to the woods today you better not go alone.0 -
I'd click away from that rightmove page as soon as I saw that it came with a holiday let business. I don't want to be a business owner, I just want to buy a house!
Also, if the purchaser decided not to carry on with the holiday let, wouldn't they have to pay two lots of council tax? As it's fully self contained?
I suspect this is what is putting a lot of people off... the situation needs to be made clearer.0 -
Are the agents on a fixed fee, or minimum fee plus percentage of sale?
(The answer may determine how likely they are to accommodate changes).0 -
To be fair, even if no mention was made of the stream the very fact that the property is called Ford House located on Millbrook Lane kind of gives the game away somewhat...!0

Lovely property.
Label/title the pictures so we know what's what.
Picture 6, re-do without the toaster occupying such a large share of the frame
Sort out the sequence of the photos.
Put the ground floor on the left-hand side of the floor plan and/or increase the quality/resolution so one can make out the words "Ground floor". I could not tell what was what at first.
My first thought on picture 1 was that it's a semi-detached house, and that I wasn't sure which of the two halves is for sale. But I see now that it's a single dwelling. Could that be clarified in the photos? Probably not.0 -
My quick thoughts
- Far too much text, and far too many phrases like "a special feature"
- starting with "Here is a property suitable for a variety of different types of buyers" is not personal to the potential buyer, it sounds like something an EA says to the seller. As a buyer I want a property suitable to me.
- Not immeadiately obvious there is a 2 bed cottage, otherwise it looks expensive for a 4 bed. Could it be described as 6 bedrooms? or something like "4 bed house and 2 bed cottage for sale"
- photos are generally nice but show too much stuff; a lot of things valuable to the current owner will be mere clutter to a new buyer
- I would worry about the flood risk of being so close to a river0 -
I don't see the point in not showing the stream as surely it is better that potential viewers know about it?
The property will only appeal to a niche market so realistically might take a while to sell.0 -
Too many photos of the same thing. Less is more.
Can tell that exterior shots were taken in winter ie not sold for a while now.0 -
Would it be worth more or easier to sell as two properties?0
