General kitchen utensils not supplied despite promised, speak to LL?

Options
Don't know if its petty its more that the advert stated all inclusive, I asked by email before I moved in things like do I need to bring own things for property for bedroom/kitchen and was told no.

Its a student property and what I was told by the only student in there over summer who is doing a placement and moving out next week is that all the pots pans, cutlery even spatulas and can openers belonged to students.

To be fair LL purchased this from another LL last year and kept on the students and is doing property out over summer (which is larger than I thought as they said new kitchen but have knocked down walls and using living room to store wood) and I think its genuine mistakes.

So should I just bite my lip and buy my own pots and pans, cutlery and can opener or ask LL since they said its all inclusive.

Added to that the advert as well mentioned inclusive internet and current tenant said they pay for it (and has bills in her name so it telling truth)

What would you do?

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton

I started "bottom drawers" for all four of our children, with kitchen utensils etc, towels, bedlinen etc. We supplied all of those - "entertainment" stuff - tvs etc they had to get for themselves :-D

I would ask the landlord for it and if he doesn't provide then buy the cheapest you can like okra etc and Bill landlord for it or ask for a rent reduction if you are paying for something that isn't there

The inclusive internet thing is cheeky. I'd be asking for a £20/m rent reduction

Write to landlord a calm, polite letter - keep copy - with original advert with inclusive internet etc , mention fraud Act 2006, criminal charges & ask for reduction in rent.

    Expect no or bad reference...

You have every right to expect what was agreed. Did it say anything in the contract/tenancy agreement? Even if it doesn't make sure you keep the advert and e mails.

Splash out a few quid either in pound shop or ikea.
Then label each item with your name so the other sharers can't use them.
    Standard student behaviour ;)

Have you moved in yet? LL may have them in a box ready to put in at the start of your tenancy...

I'd buy my own nicer stuff, but my housemate and I did do a lot of cooking and came away with half a kitchen each at the end of it...

Doesn't all inclusive generally mean there are no utilty bills to pay?

I would get it noted and signed by the landlord that these are not supplied and you are buying your wn and taking them when yu leave. As I know what will happen when you leave if you don't do above.
