    If the owner of the garage decides to do a conversion into a habitable room, and the party wall would therefore have habitable rooms on either side, the person doing the conversion would need to ensure it meets Part E of building regulations (resistence to sound). A PCT (pre-completion test) will need to be performed by an Acoustic Consultant which will cost a couple of hundred quid to validate this before building control will sign off on the conversion.

    Obviously the garage is at the front of the property, so the room above would also be. Therefore the view from the street changes, which I thought would require planning permission.

    Does the garage belong to your neighbour?

    I have a garage attached to my house, and it belongs to someone 10 doors down.

    Thank you. The noisy hobby is the concern. Even if these people are great, the concern is if they sell to some crazy!

    In terms of correct price; i don't know how to work it out.

    There was one across the road that sold for £460k pre-Brexit (if that makes a diff), it is completely detached, bigger garden but needed more work.

    This one we've seen is exactly same house but link detached, slightly smaller garden and has had some work done to it, eg new carpets and textures ceilings skimmed over. Vendors want £450k.

    Both houses need a new kitchen put in.

    Thoughts?

    Buy one which is totally detached, the percentage difference isn't that much. You will not enjoy your home if you continually worry about what next door will or won't do to or in their garage

    'Link detached' houses are detached only in name.

    Yep - a Semi is the other term for them!

    At the end of the day it's a garage, you can't blame someone for using it for DIY, car maintenance and even vehicles all of which could be quite noisy. Have you considered looking further afield? You'll get a lot more bang for your buck so to speak elsewhere. Xxx

    This is always a risk with semi-detached properties. Link detached is really just another way of saying semi-detached.

    Actually link detached is usually another way of saying terraced especially if there is a long row of houses all joined at the garages.

    But in this case I can see that it is actually a semi-detached house.
