    Okays...then....I'll bite...the Housing and Planning Act 2016 has obviously passed right by my nose and I didnt notice it.

    My mind boggled at the thought of those huge gnarly older chard roots. Gurt big things have to be left to get out bit by bit as the soil softens with lots of rain on it in my experience - I won't be hacking at them with a mattock any time soon. I just do the equivalent of "soak the stubborn dishes in soapy water before trying to get them clean" in those cases.

    I did read that mizuna leaves are nice sauted or stir-fried. I'd just thought they were for salad purposes. Today's lunch included some mizuna leaves duly sauted in olive oil with a bit of chopped up garlic. It was nice:)

    EDIT; Note for Mila's English lessons. "Gurt" is West Country dialect for "big". So "gurt big thing" = very big thing.

    :( A lot, but here's some choice excerpts.

    1. No more secure tenancies for new tenants and those who succeed to their tenancy (other than succession on death of a spouse). Tenancies will be awarded for 2-5 years, unless household has a child under 9, in which case they can have a 10 year tenancy. After end of tenancy, will be reviewed to see if they still deserve it.

    2. Early in 2017, all council tenants will have to provide their income data to their landlord. If total household income is above £30k, market rent for the area will be charged. No info given to councils about what they will do if data not supplied, if data not truthful or complete, if household income changes such as the unheard-of situations like job loss, reduced hours, ill-health, relationship breakdown, death of a wage earner. Bearing in mind the hideous difficulties in calculating housing benefit with the constant changes which RL households go through, no one is confident that most people's household income will be static for a financial year.

    3. Councils will have to sell their 'high value void properties' and give the money to the Treasury. They will then give it to housing associations to fund their right to buy schemes. No official definition of high value void given and each time Treasury has tried to apply this in about fifty trial areas with RL examples, the idea fell over spectacularly. And the sums came out different each time. Watch out for something which begins with cluster and ends with expurgated.:(

    Do you think it will be like student loans where the assessment is based on parental income for about two years ago and if you have had a drop in income of more than 15% then and only then you can apply to be assessed on current year projected income. Then you provide tax returns to prove your actual income

    And everyone know that works a treat, don't they?

    :( Gawd knows, maryb, gawd knows. The blasted grubbyment don't know how to make it work but they're expecting councils to make it work. The grief won't land on the deserving (house of commons, house of lords, her maj for royal-assenting it back in May).

    Nope, it will land on councils in general via their customer service peeps. People like yours truly. I can't wait to have those conversations.:(

    What the heck is a high-value void? All the best stuff went via right-to-buy decades ago. Any miserable little dank and dingy flat, if in Lunnon Town, could be deemed to be high-value, after all.

    :( She might want to hang onto her deposit. Interesting times are afoot and the implosion of Deutsche Bank is looming. When that one blows, the fallout in the worldwide economy will be appalling and the UK won't escape the negative effects.

    I think a major correction in property values is long overdue. Hope your DD ends up on the right side of the shakeout.

    she's desperate to move out and I keep saying hang on for six months. Interesting article on DB on zerohedge today and a piece in the Sunday Times about the Italian Banks.

    I can't ever remember a time when the prospect of a fall in house prices had anybody shouting' yesss!'

    It's so hard for people who have already bought but at least there is a rental market now and it's possible to rent a place out if they need to move for work or because of change in circumstances
