I was certainly not an incompetent landlord and tried to be very fair. As I previously mentioned, I extended the driveway for them, I paid a higher fee to get the contractor to finish the property earlier than agreed so the tenants could move in sooner than the date I originally put to them. Even a bottle of champagne was put in the property for them moving in. I was always very decent and only expected decency back..if that makes me a bad landlord...so be it.

It looks like softly softly isn't the right approach. A proportion of apparently polite and civilised people take that as a sign of weakness, or think of an excuse to justify them getting the better end of the bargain.
