If it's you the landlord it's simplest of all. You need to take firm actions, collect a dossier of photos, this should suffice for the DPS.
I certainly do not want all the deposit, just enough to cover fixing the issues. The amount did originally come to over the deposit, I've worked really hard to bring it down to under the deposit amount. This was done through either removing issues from the claim, or agreeing to a lesser amount. However removing any further issues, or accepting less money. I have attempted to compromise on many occasion, only to be told he won't budge an inch. I have not threatened legal action or anything like that as I really hoped it could be worked out amicably.0 -

Only if there are very good pictures to support that the repainting was far from the same standard then what it was st the start of the lease. Experience has shown me that pictures don't show well poor painting jobs and adjudicators can only go with what they see.0 -

Well no, through the process of evidence (against no evidence), they will in all likelihood have to forfeit some deposit so I am not having to pay out of my own pocket to have issues created by themselves rectified. - That's YOUR tenants, who didn't bother to rectify the issues. I was quite clear on that point early.
You and others seem to think I was talking about a landlord shouting through the letterbox at tenants, "turn that TV down", or "clean your bedroom".........I was talking about people doing the decent and right thing...something that is lost in the world of today

Wow can you read posts thoroughly? If you did you would have seen that the original feature walls were the only decor changes put on the permission form ( I told them they did not need to put them back..to help them out). They never submitted one for painting an additional 2 FULL rooms which were not put back.
........I think you have an issue with landlords...I suggest Jaffa Cakes to remedy the situation....0 -
If the tenants initially wanted a long tenancy then when they decided to redecorate they probably thought they would be living there a lot longer than a year, and would have plenty of time in the future to put things back to their original state. Just a thought.0

Same standard, it isn't even the same colour! I have paperwork and photos from before they moved in showing that all wall upstairs (minus the bathroom) were all painted in natural calico.
I do have good photos, and video taken on a high end camcorder that shows the poor standard and the different colour.0 -

I offered a longer tenancy, they insisted on a 12 month tenancy.0 -

Well it is a stretch isn't it. I even asked before the end of tenancy for a confirmation of what colours were on which walls. They confirmed colours for the feature walls.....and left out that they had repainted additionally 2 full rooms.
I was certainly not an incompetent landlord and tried to be very fair. As I previously mentioned, I extended the driveway for them, I paid a higher fee to get the contractor to finish the property earlier than agreed so the tenants could move in sooner than the date I originally put to them. Even a bottle of champagne was put in the property for them moving in. I was always very decent and only expected decency back..if that makes me a bad landlord...so be it.0
