FTB, horrible mistake?

Got the keys to my new flat in February this year, one bedder in north London, purchased for £260k with £70k deposit, mortgage £670pm. There are phone masts on the roof of the building which did make me think twice, but I think in the excitement of finding a place that was otherwise perfect and location perfect, I just went for it and didn't do too much research on masts. I'm one of the top floor flats so it's basically right above my head. I noticed from day one of moving in I've had very badly disturbed sleep and a noticeable increase in body temp, especially at night when I often wake burning up. It's very uncomfortable and the lack of sleep is making me miserable.

Having done some research it seems I'm one of the unlucky 5%of the population that suffers electro magnetic hypersensitivity - if such a thing exists. I've read several articles from official sounding sources like NHS online, BBC news and cancer research website which basically says it's all in the mind and there's no such thing. My neighbours are all very happy here and have lived here for several years, some with young children!!! So it obviously doesn't bother them. Meanwhile Im questioning my sanity.

I don't know what to do, if I can't sleep or relax in my own home then I don't really want to be here :-( I'm gutted as I saved and worked hard for it. So I guess my question is, if I sold up after say a year, would it really be the end of the world? my plan was to stay 5 years or so, save up some more and 'move up' into somewhere with a garden (really want a garden!) Or hopefully meet someone and get married in that time! if I move now I'll have made little profit and saved not a lot and essentially be sliding across to another similar type property. Basically a very expensive mistake. Other option is consent to let which I'm considering but has its obvious risks. What would you do? please don't blast me for not doing my research, didn't come here for that :-/

if its really affecting you I would let it out and rent somewhere else. I wouldn't sell straight away and I assume you are in some sort of mortgage deal which will cost to exit. plus stamp and other fees you paid which goes down the drain.

see what the market does over the next few years and if we do get a correction/crash use that to sell up and move up the ladder. or if you can afford it you could always keep it letted and buy another.

this is the thing about properties especially flats. you just do not know what its like to live there till you bought. you just don't know what neighbours are like for example.
  • You say the mobile phone masts made you "think twice" before you moved in. Why?
  • The phone masts will be less active at night, not more. Leaving aside whether it is or isn't a real condition, if you were hypersensitive to EM, it wouldn't present more at night.
  • I thought twice because from my limited medical knowledge Im aware of a perceived health risk, in the same way a lot of people would be wary of living near those electricity pylons. And in the case of pylons there are proven links to childhood cancers. But with phone masts, no one really knows, nothing proven.

Its been a warm couple of months - not hot sunny, but warm and you are on the top floor? Heat rises from the floors below - have you tried taking temperatures of the rooms and comparing with neighbours? Is the room on the south or west of the building and you are used to north or east?
I noticed I was significantly warmer at night when I moved from a Victorian flat with high ceilings to a modern one with much lower ceilings - so much warmer that I had to change my whole sleep thing, got a bed with legs (instead of divan) for air circulation, lightweight quilt, ditched the foam mattress in favour of a traditional sprung one and got thick curtains to keep the sun out of the room in the late afternoon.
There might be other reasons you are so warm?
Memory foam mattresses in particular I found so warm they were almost unbearable to use - did you buy a new bed/mattress when you moved?

So you are already someone who thinks about these kinds of things.
It's part of your personality. Not a bad thing at all.
Most people wouldn't give it a second thought.
  • That flat is ridiculously cold, even when it's sunny. When I first moved in we were going through a very cold snap in the weather. I was having to sleep with no heating in the bedroom and a summer duvet and going to bed with cold fingers and toes, yet waking in the night absolutely sweating and burning up. I know my own body, that is definitely not normal!

Don't self diagnose. Go to the doctor. There are a lot of physical illnesses that cause symptoms like the ones you are describing and they have nothing to do with phone masts.
