    As others have already said it all depends how the local housing stock is made up... in my area there are masses of 3 bed semis competing with each other, but hardly any 1 bed houses, result is there's virtually no price difference at all between 3 and 1 beds assuming all other factors are equal.

    Is the property actually for sale or are you making a speculative offer ?
    What's the stock in the surrounding area
    Was it built as a 1 bed or is it a cramped 3 bed converted to a sumptuous 1 bed ?

    If the same house as a 3 bedroom format was £110k

    Difference in sq footage? Assuming it won't be exactly the same format, as a one bed is likely to have a smaller ground floor. Or are they the same size properties, but smaller rooms in the three bed?

    We need more info.......
