How much is a 1 bedroom Semi worth if a 3 bedroom Semi goes for £115k in the same St

Same st. Same condition.

3 bedroom goes for £110k.

1 bedroom would be worth?

    If you desperately want to live in the street and there's only 1/2 of you then it's worth what you're prepared to pay (£1m+)

    If there are 4 of you and you don't want to live in the street it's worth nothing

    The number in between depends on condition/facilities etc etc and if it's an individual property (i.e. all others are 3 bed) then it's complete guesswork

    Less than £110k, it's not helpful but then there's not enough information to go on.

    Is the 3 bed £110k or £115k? - your header and post say different.

    Not that it makes any difference. If there are other 1 bed properties in the same street I would be looking at what they had sold for in previous years compared with the 3 beds. You can also look at other streets in the same area where 3 beds are also £110k or £115k and see what 1 beds in those streets have sold for.

    Extra bedrooms don't always indicate a higher price. Far too many other factors to say. It's not a mathematical equation that arrives at a price so it's unlikely to be a third of the 3 bed.

    Does the one bed have more land or more living space? Does the three bed need work which is not obvious from outside ?


    Next to us (3 bed 1970s semi) has been sold for £115000 (to a builder), but it was a probate property needing a quick sale and it needs a lot of work inside ie new kitchen, bathroom, boiler and heating ,as well as a new drive.

    We need more info - it's not as straightforward as if 3 bed is worth x 1 bed is worth y

    Presume you are buying and looking to make an offer? Is it a unique property or are there other 1 beds around?

    It also depends on local supply and demand...

    If lots of people want a 1 bed semi, but very few come onto the market - 1 bed semi prices will be relatively high.

    Or if the market is flooded with 1 bed semis, and nobody wants them - whereas everyone's chasing a limited number of of 3 bed semis - 1 bed semi prices will be relatively low.
