    Fine, as you wish - whereas I picture this:- e.g damp. Some sort of generic detail of issue and remedy.

    Works: remove wallpaper add some cement mix and/or a vent, plaster ready to decorate.

    MY CONCERN: No identification of source of damp, quality of mix to remove/rectify damp to local area. Exploration and explanation of source area. Works Guarantee and what it covers. What was recommended vs what was instructed etc etc etc....

    Im just trying to highlight potential pitfalls if you go that route (perhaps not v.well demonstrated) to keep in mind.

    If the seller had other buyers willing to pay his price lined up I doubt the EA would even be taking your calls. Walk away, let them sweat a while. Why do you want a property with known structural problems anyway?

    But I'm not out to get a bargain above all else. We have a list of things we wanted, this house has it all even with the faults.

    I believe that 265-270 is potentially the upper end of its realisable value but you never know who will stumble across it next week and be prepared to pay anything it takes to get it.

    Red flags - on market for ever, estate sale, previous large price reductions, defects, buyer dropping out.

    Your strategy - clearly don't know your own mind (understandably) so you are fodder for estate agent sweating you or people not having confidence in you. First offer had offence potential noting previous price reductions.

    The house - how much do you really want it? Try and set your price in comparison with what else is out there (look for sold prices not asking) and NOT what the asking price for this one is. Its no good saying there aren't comparables - there are always comparables for you. You have to live somewhere.

    Clean slate ? Another approach would be to say you will take your own advice on the rumoured defect, offer on the vendors' and agents assurances that there is nothing major wrong with it and go in with a new higher price.

    Personally ? I wouldn't touch this with someone else's barge pole. So much potential for mind changing and hassle and the clues are already there. If the defect is £16k you may well not be finished there.

    Even when talking about people there is more than one suitable for each . Thinking a particular house is "the one" is not clever imo. You looked for the houses for the whole one day and found this one - give yourself more time. If it sells in the meantime it is not meant to be.
    If I were you I would look around at how much other houses I could live in have been sold in the last year for(even of you do not like them as much as this one). Just finding the houses with similar/enough for you space in commutable locations in neighbourhoods similar to what you are in now. If those prices are lower then I would forget about this house and keep looking until the moment I am happy with some other house. As slow as things been with this house they may well get in touch with you again in six months once another offer falls through. You hold an upper hand.
    When is tax on probate due ? If this date is not tied in to house sale they will start moving quickly and dropping price .
    I think probate sales are more likely to be unpredictable as a few people with different agendas are involved .
    The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
    Often people seem to use this word mistakenly where "quandary" would fit better.

    Come to the conclusion that if its not meant to be its not meant to be.

    If anything significant changes (or doesn't) and I am in a position to I will post the link to this place. I still think it is truly unique not just in the area but in a far wider catchment as well hence the difficulty in pricing. I suspect you guys will put me straight if I'm being blinkered though ;)

    Will look into probate tax as don't know anything about it.
