    Just heard back via email and rejected 260k as expected no further info or acknowledgement of the work required.

    I'm leaving it and will consider if we want to raise or not but I'm not inclined to at the moment unless we get some movement/indication from them as well.

    We are back looking again trying to find similar properties in a wider radius, maybe we will get lucky :-)

    Maddening isn't it when it's 'the one'. We thought we had found our perfect property but the vendor pulled out after two months as she couldn't find anything she liked better than what she had already!!. We were devastated - but we found an even better 'one' after just a few weeks. The sale went through quickly and we are now putting our own stamp on it. Your house will turn up - maybe just not this one though. Good luck!!

    Totally agree with your strategy - if you are able to go up a bit, I still think 164K would seal it ( I have no vested interest, but I did explain my rationale of 164K in a previous post).

    If you can search a wider area I would have already been doing that from first my offer as this would have informed my decision regarding putting in the increased second offer - any further offers.

    If the EA senses you are keen on this property, they will be playing your purse strings to orchestra level - that's their job should they choose to do it properly.

    We offered on a house, discovered it needed some essential work, refused to go any higher on the offer and made the point that we had discovered this needed doing, so would any future potential buyers if we pulled out.

    They accepted our offer, they did the work, we bought the house.
    It wa also a probate property.

    That is interesting, not really considered this but if they do come back does offer a potential new avenue.

    The only caveat here is that they do a makeover -a shoddy job and so no real 'gain' in terms of standard or quality of the workmanship i.e Certified professional etc?

    It would not satisfy me, but perhaps that is an issue entirely of my own making...

    I would be negotiating on price or still need a contingecy to undo forseable expense on that as well.

    Valid point but if we agreed on tradesman/company I wouldn't necessarily be taking much risk.

    Either way not doing anything until at least Tuesday next week. Give us a chance to consider our options and do a bit more searching.

    They have had the house on the market for an extremely long time. They are not prepared to accept an offer based on actual sold prices. They were annoyed you found out about expensive structural defects to the property. I think that you should walk away from this property and these vendors.

    Tell the agent that the offer remains on the table and ask to view other properties.
