Radon Rentention bond questions

Should as a seller have to go through this can anyone answer the following - tried asking my conyenacer and that was a waste of breath.

1. Which solicitor writes it - the sellers or buyers
2. Does this have to be done before exchange happens
3. how do I make sure that money is safe and secure

    Surly this is for the solicitors to find out, that's what you are paying them for. Are you using a local firm, if so they must have come across it before, Radon won't affect a single property, it's a whole area, county even.

    You would have thought - asked but was total waste of time trying to find out what my options are so can be ready and save time - the buyers ones are so slow in acting we may as well be going backwards and do not want to risk loosing the narrowboat we are buying to live on with increased delays

    Pardon my ignorance but I thought radon was about buildings on the ground, not about boats on water.

    You can't be using a local firm as they would know, it would probably affect their building! if you say what town you are in someone might be able to tell you how common it is and what the chances of needing work are.

    If the money is held with either solicitor it will be safe, you tell them when you want to pay the money.

    I am using a local firm, my buyer is not, the buyers soliciter told him yesterday to check a particular website - dispite the fact they should have covered this in their searchs. My solicitors basically did not give me an answer to my questions. I have already done the con29 search independantly since this was raised in tbe buyers survey - he came round to see me as he was getting no where with his solicitor and I had not heard from them or mine either.

    I am trying to manage my own expectations here, and ensuring I know what the proceedures are as it is now down to me and tbe buyer sorting it out due to our useless solicitors.

    As for the boat , I am buying a boat to move onto, and naturally with any purchase from the proceeds of house sale it is dependant on the money being there to pay for it.

    All I need to know is if I have to do this is once my buyer checks info for himself and wants to go down the path of retention 1. who's solicitor draws up the paper work. 2. does it have to be prepared and signed before exchange, - then I can make an informed decision and keep on top of my solicitors and my buyer can do likewise, as they sure as hell are not doing much for us,

    Whoops, got it - it's the house you are selling not the one you are buying,

    In practical terms whether or not a radon bond is worth considering will depend on the level of risk. I bought my place with a risk factor of 1-3%. My solicitor did not think a bond was worth bothering about, especially as the search result is very blunt (it covers a huge area).

    I did the test after i moved in. It takes 3 months and came up clear.

    Radon amelioration is basically about ventilation so the proposed building works could be designed to solve the problem - if it actually exists.

    The bond is essentially a retention against the result of the test. Only your buyer can decide if the stated risk is sufficiently high to require action. Are you in a high risk area?

    You dont have to agree to the bond in any event, if you do its likely to be 2.5k , are you willing to agree to that?

    up to 30 percent risk area apparently, yet no properties on street have remedial works, and it was not even mentioned for 3 other props that sold in the street in the last 6 months. still in touch with those folk. The buyer wants to knock down the conservatories and build two story extentions so that would negate a test or delay his plans for up to a year. As I would want assurances that if any test carried out said work needed that it would be for house as it is now. -I really cannot afford the 2.5k level of bond, though most reading suggests most folk do not do that level of bond. - Just got to wait to see what buyer wants to do. - but in order to try and speed the process up need to know 1. which solicitor does it, and 2 if this paper work has to be signed before exchange, - a long delay would mean I loose the boat I am buying not to mention the deposit which will seriousl pee me off, espciallly given the delays on buyers survey which took 10 weeks to take place and the 2 weeks after that his solictor still not contact mine afterwards is the reason we are at 11th hr as we both were hoping to complete on 27th may .

    Also if do not agree a bond I may loose the sale! not happy at all and loosing lot of sleep over this.
