In my experience, almost always 10% above your budget, whatever the budget.
Are there any quick ways of acquiring £30k?
There are a couple of lovely houses that have been for sale for a long time, but stubborn (old) sellers won't budge.

The ones I want around here are about 30-40% more than we can afford

Well at that sort of price point you'd expect some movement but i'm not sure 30K.
I guess all you can do is tell the EA that if they come to their senses ( if they really have been on the market for a while ) you'll be interested.0 -
When we look to buy we are going to have approx. a £150000 budget. The house I would really like in the village we are in has been on the market for over a year and is £440000 but it is lovely. There is a nice smaller 2 bed I would settle for but its still £320000 so we will probably have to move out the village which is a shame.0

In Scotland the asking price is usually touted as an "offers over" price which makes things even more frustrating! You can offer something over this and be told 'no they'll only accept the value on the report', which makes it utterly pointless!0

I bought at £274k when it was up for £300k (and worth that) 3 years ago. It's always worth a try
I will next have around £375k to spend, but the ones I mainly like are around £550k lol. Oh well...

I'm sure when our budget was lower last time around it was still houses in the 110% band that we thought we really wanted. I guess it's because they're so close that it's a realistic enough to believe but still too far away to happen?0

The houses I want are around 140-160k and my budget is 220k so in theory I should find it easy to find a place. In practice, finding one that is in an ok area, near transport links, priced anywhere near recent sold prices and without a shoddy conversion, is impossible!0
