Do not compare with what it costs you (though you should include your time and admin in that costs), compare with how much landlords and agents usually charge for this.

Again, your idea to do more work by doing it yourself, and to spend money doing so, just so you can charge the tenant less does not make any sense.

You should spend your energy and time working on how to increase your bottom line.
