Does a Rent Guarantee Insurance company tequire me to have done credit check only? Do they need to have photocopies of tenant's payslips or any thing. Just thinking if i do referencing myself then what would the rgi company require to have been done as a minimumAre there any companies who will do credit check and also insurance for rent guarantee????

Would not neglect the checks at all. Just looking out for tenant so they dont get ripped off bug time. Seems easy enough to do a credit check for 30 quid elsewhere. 75 seems extortianate.And of HouseSiimple want to charge for a TA as well.i feel i could do that as well for free and do my tenants a favour.
Do not compare with what it costs you (though you should include your time and admin in that costs), compare with how much landlords and agents usually charge for this.
Again, your idea to do more work by doing it yourself, and to spend money doing so, just so you can charge the tenant less does not make any sense.
You should spend your energy and time working on how to increase your bottom line.They may repay tge favour by being good tenants
