Should i use online estate agent to complete checks on tenants ....high prices i fee

    Yes there are, just use Google (or a search engine of your choice).

    Do yourself and your tenant a favour and join a landlord association...sooner rather than later.

    The national landlord association (NLA) do referencing for about £12.50

    The gov.uk document is one of the better agreements, though.

    Its merit is that everything it contains is solid, which is not the case of most agreements, including those from landlord 'associations'.

    Does a Rent Guarantee Insurance company tequire me to have done credit check only? Do they need to have photocopies of tenant's payslips or any thing. Just thinking if i do referencing myself then what would the rgi company require to have been done as a minimum

    OP Given the naivity of your questions, it might be worth checking if "my house" includes a mortgage? If so is it a BTL Mortgage or do you have a standard mortgage with Consent to Let?

    Does any mortgage include conditions on how you manage the letting (such as who must undertake the vetting of a tenant?)?

    Also do the deeds of the house include any restrictions on the property that need to be included in the tenancy agreement (eg related to running a business)

    I dont regaes any of my Qs as being naive. Just questions that means I am doing my 'homework' so as not to let a EA rip my future tenants off!!
